Position Summary The Project Manager coordinates and drives projects through acquisition, entitlement, design, and construction phases. This role is responsible for day‑to‑day project delivery, consultant management, and stakeholder engagement, ensuring projects are completed on time, on budget, and aligned with AED’s mission of building sustainable, community‑focused housing.
Key Responsibilities
Manage the full lifecycle of assigned real‑estate development projects, from acquisition and due diligence through construction and delivery.
Build, update, and monitor project pro‑formats and financial models; track performance against budget and schedule.
Lead consultant teams (architects, engineers, planners) and coordinate with municipal staff, agencies, and community stakeholders.
Prepare entitlement and permitting applications; oversee submittals, responses, and revisions.
Identify risks across entitlement, financing, and construction; propose mitigation strategies.
Maintain project documentation, trackers, and status reports for senior leadership.
Support financing activities, including lender due diligence, investor reporting, and closing documentation.
Represent AED in meetings with city staff, community members, and external partners.
Qualifications
Bachelor’s degree in Real Estate, Urban Planning, Architecture, or related field.
3–5 years of experience in real‑estate development, project management, or construction management.
Experience with entitlement and permitting processes in California (Bay Area preferred).
Strong project management and organizational skills; ability to manage multiple projects concurrently.
Excellent written and verbal communication skills.
Problem‑solver and self‑starter.
Collaborative team player with ability to work independently.
Effective communicator with public agencies, consultants, and community stakeholders.
Strong ownership and accountability for results.
