This is a Hybrid/Onsite position based at our Americas Main Office location in Gastonia, NC.

The Corporate Real Estate Organization (CREM) is a key enabler for customized, competitive and cost-effective real estate solutions for a global group with local, regional requirements. We aim at accomplishing this by preserving and enhancing the value of our real estate portfolio, while modifying the portfolio based on market and business conditions. Therefore, the team will consult in matters of buildings and its infrastructure systems and have oversight of the global projects queue. CREM will also strategically support the accountable Facilities site personnel, to provide a safe, efficient, and cost-effective work environment.

As a truly global organization within MANN+HUMMEL we are responsible for more than 236 sites in 36 countries, managing a portfolio of more than 38.7 million square feet of light industrial, logistics, R&D and office space. This involves managing and leading a team of 120 direct and indirect reports across multiple countries.

The Senior Manager, Real Estate & Facilities - Americas will have responsibility over 45 (or more) sites in the Americas (North America/South America), primarily in the United States, Canada, Mexico, Brazil and Argentina.

Job Responsibilities

Regionalize and adjust Corporate Real Estate & Facility Management strategy to the Americas portfolio. Operationally, this will aim at providing a safe, efficient and cost-effective work environment for its internal customers

Strategic planning to maximize the value of individual real estate assets within a portfolio by leveraging emerging trends, technologies and best practices to enhance efficiency, scalability and value creation of the real estate property

Oversee administrative and financial support to ensure the successful completion of maintenance projects and M&A technical due diligence (TDD)

Direct and Indirect Line Manager for all Facility Management site leads in the Americas region (depending on business unit)

Proxy (POA) interface to external landlords, vendors and service providers for RFPs and Statement of Work (SoW) documents

Consult in technical and operational questions and share best practices and lessons learned throughout the organization

Local on-site Real Estate project support and consultancy driven by Critical Real Estate Events, Sustainability (carbon footprint) or construction requirements

Roll-out of a Standardized Maintenance Plan to monitor and benchmark the health of the individual owned and leased assets per insurance requirement for the whole region

Establish a rolling mid-term CapEx plan while supporting the corporate Facility Condition Indexing (FCI) program

Regional support for global Corporate Planon IWMS System (CAFM) roll-out to enable the plants to establish and track standard maintenance plan (primary focus on life safety)

Support regional M&A activities with Technical Due Diligence (TDD) support

Monitor and evaluate key processes to ensure compliance with established governmental or organizational standards, guidelines and codes

Manage all OpEx that fall into Americas Real Estate & Facilities operations by driving efficiency/cost-savings initiatives, global standards, and bringing industry-best practices to real estate portfolio and our local and regional sites

Position will work closely with the internal resorts Global Projects & Master Planning, Portfolio Management, Workplace, Sustainability and to act as a multiplier into the local and regional operational teams

Requirements Education

Bachelor's degree in Business Administration, Real Estate, Engineering (Civil Engineering, Mechanical Engineering, Electrical Engineering), Architecture, or a related field

Experience

10+ years Corporate Real Estate and Facilities Management experience within a manufacturing industry/environment

10+ years Project Management experience with construction projects for manufacturing sites

Required Skills

Capital Expenditure Planning

Previous team leadership experience

Knowledge of compliance best practices and local/regional codes

Well-connected within the Commercial Real Estate industry and with suppliers/vendors

Strong organizational and management skills

Solid leadership and social-interpersonal skills

Microsoft Office Suite (Excel, Word, MS Project, PowerPoint)

Excellent English communication and presentation skills

Ability to travel 50% (or more of the time) both domestic and international

Preferred

CAFM (Computer Aided Facilities Management)

Experience using SAP

Portuguese and/or Spanish language skills
