Position Overview The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role includes delinquency and collection of rent, managing operations (personnel, leasing, maintenance, financial, administration & risk management) in the absence of the Community Manager, and ensuring compliance with company policies, safety, fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Financial Management: posting all payments and income accurately and timely; reconciling accounts receivable; following up on bad debt; preparing late notices, resident and guarantor contact, filing evictions; helping the property meet budgeted revenues, expenses, and Net Operating Income; posting all charges including utilities; performing end‑of‑the‑month closing procedures and reporting; maintaining accurate records; walking units and posting move‑out charges, statements, and security deposits.

Personnel Management: onsite attendance required daily; screening, hiring, training, coaching, and developing onsite staff; ensuring staff compliance with training benchmarks; promoting harmony and quality job performance through leadership; ensuring staff leasing techniques are effective, maintaining accurate leasing documentation; implementing marketing strategies; handling resident complaints and requests; developing resident retention programs; showing, leasing, and moving in prospective residents.

Administrative Management: managing customer service; monitoring response of maintenance staff; maintaining property appearance; supervising all business functions; planning for and utilizing property resources, equipment, and supplies economically.

Education & Experience

High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in the housing industry; one to two years related experience and/or training; or equivalent combination of education and experience.

Basic computer skills required; ability to understand and perform all onsite software functions.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Largely stationary with frequent standing, sitting, and repetitive wrist, hand, and finger motions; requires ability to assess accuracy, neatness, and thoroughness.

Moves between work sites; ascends/descends ladders, stairs, scaffolding, ramps, or step stools; operates machinery, power tools; lifts up to 25 lbs.; works in various environmental conditions; may work overtime, weekends, and night hours; handles hazardous chemicals.

Salary Range : $32 per hour to $32.69 per hour
