Role Summary:

We are seeking a detail-oriented and experienced Project Manager to oversee restoration and repair projects focused on building envelope systems. The ideal candidate will have a strong background in exterior restoration, roofing systems, waterproofing, and historic masonry. This role involves managing multiple concurrent projects, coordinating with internal teams and external stakeholders, and ensuring high-quality, timely, and budget-conscious delivery.

Key Responsibilities:

Lead the planning, execution, and close-out of building envelope restoration projects. Manage site operations including subcontractor coordination, safety compliance, and quality control. Collaborate with architects, engineers, and consultants to develop and implement restoration strategies. Oversee repairs and restoration of faades, roofs, windows, balconies, and structural elements. Ensure compliance with building codes, safety regulations, and client specifications. Prepare and maintain project documentation including schedules, budgets, RFIs, and change orders. Conduct site inspections and troubleshoot issues related to water infiltration, structural integrity, and material compatibility. Support emergency response efforts for leak repairs and faade hazards. Maintain strong client relationships and provide regular project updates.

Building envelope systems (roofing, curtain walls, windows, doors, waterproofing) Masonry restoration (brick, stone, brownstone, concrete) Roofing systems (flat roof repair, slate, copper, membrane systems) Sealant and wet glazing systems Balcony and fire escape restoration Plaza and parking garage waterproofing Historic faade preservation and cast iron restoration

Qualifications:

5+ years of experience in construction project management, preferably in restoration or building envelope work. Strong understanding of building sciences and design-build methodologies. Excellent communication, leadership, and organizational skills. Proficiency in project management software (e.g., Procore, MS Project). OSHA certification and familiarity with site safety protocols. Bachelor's degree in Construction Management, Architecture, Engineering, or related field preferred.
