The Commercial Industrial Property Leasing Manager plays a critical role in the leasing management, and profitability of industrial and commercial real estate portfolios. This individual is responsible for developing leasing strategies, cultivating relationships with tenants and brokers, negotiating lease agreements, and overseeing the entire leasing process to ensure occupancy goals are met and properties are positioned competitively in the market.

Key Responsibilities

Leasing Strategy Development: Design and implement effective leasing strategies to maximize occupancy and rental income across a portfolio of industrial and commercial properties.

Market Analysis: Research and analyse market trends, comparable properties, and competitor activity to set competitive rental rates and identify target tenants.

Tenant Acquisition and Retention: Proactively source, attract, and screen potential tenants, while maintaining strong relationships to ensure high tenant satisfaction and lease retention.

Lease Negotiations: Lead the negotiation of lease terms and conditions, ensuring compliance with company policies and legal requirements while achieving favourable outcomes for property owners.

Property Marketing: Develop and execute property marketing plans, including digital listings, print advertising, and broker outreach, to maximize visibility and attract qualified tenants.

Transaction Management: Oversee the lease execution process, coordinate with legal teams, and ensure all documentation is accurate, complete, and compliant with relevant regulations.

Portfolio Reporting: Prepare and deliver regular reports on leasing activity, occupancy rates, rental income, and market conditions to senior management and ownership.

Facility Tours: Conduct property tours for prospective tenants, highlighting features, amenities, and the advantages of the location.

Lease Administration: Manage lease documentation, renewals, terminations, amendments, and enforcement of lease provisions.

Budgeting and Financial Analysis: Collaborate with property management and accounting teams to develop annual budgets, monitor income and expenses, and recommend strategies to optimize property performance.

Regulatory Compliance: Stay current with local, state, and federal regulations affecting commercial and industrial leasing and ensure all lease practices are compliant.

Building Relationships: Foster and maintain positive relationships with brokers, contractors, property managers, and other stakeholders to facilitate successful leasing outcomes.

Problem Resolution: Address and resolve tenant issues, lease disputes, and operational challenges in a timely and professional manner.

Qualifications

Bachelor’s degree in real estate, business administration, finance, or a related field

8-10 years of demonstrated experience and proven track record in leasing, pre-leasing, build to suit commercial or industrial real estate leasing.

Strong relationships with Brokerage community – evidenced by negotiated and executed leases

Thorough understanding of industrial real estate markets, lease structures, and legal documentation.

Strong negotiation, analytical, and communication skills.

Proficiency with property management and CRM software systems.

Ability to interpret market data and trends to inform leasing strategies.

Excellent organizational skills and attention to detail.

Ability to work independently and as part of a multi-disciplinary team.
