Senior Assistant Property Manager ( CRE ). Under the supervision of the Property Manager, the Senior Assistant Property Manager is responsible for assisting in all areas defined as a part of the Property Manager job description. This is a commercial management role in New York City that will directly and indirectly supervise individuals, building staff, and operations, while coordinating the various functions for a portfolio of boutique Class ‘A’ office buildings in NYC. Primary responsibilities include: tenant coordination and support, general commercial real estate administrative support, financial reporting and project management for Landlord Work and Tenant Improvement projects. This role also provides an opportunity to work with the Property Manager in developing and supervising an operations team that is cross-trained on all buildings throughout the portfolio. Candidates must have 4-5 years of experience managing Commercial Real Estate properties. Responsibilities

Manage the building staff in the absence of the Property Manager or General Manager. Includes all managerial functions, which are included in the Property Manager and General Manager job descriptions, or as directed by the manager Be responsible for all building correspondence to and from clients, tenants and vendors as directed by Property Manager or General Manager Ensure all property files are prepared and maintained in an orderly and logical manner, including leases and contracts Obtain aging report on behalf of Property Manager or General Manager and follow up on all delinquencies, utilizing C&W or client-directed policies Ensure invoices are processed in accounting with appropriate back-up and according to established procedures Prepare lease abstracts for all tenants and monthly rent roll for management review Coordinate tenant move ins and move outs, including furniture delivery and pick up Coordinate tenant requests for above standard work. Obtain estimate, provide proposal, release work, and invoice tenant for such work Oversee maintenance of work order and purchase order systems Responsible for aspects of annual budgets preparation and monthly financial reports, including CAM reconciliations and bank deposits if processed at on-site management office Update and maintain office procedures in the property Operation’s Procedure Manual Ensure Certificates of Insurance for tenants and vendors are up to date Oversee the processing of management and maintenance staff hours, expense reports, check requests for review and approval Ensure that above standard tenant bill-backs for electrical usage, after hours HVAC, and other similar charges are processed in a timely manner Responsible for leading regular inspections of properties with janitorial and landscape providers and any other service provider as directed by management Participate in performance oversight of all service contractors who perform contract services Oversee aspects of tenant improvement work with management oversight Qualifications

Bachelor’s Degree in Business 4-5 years of real estate property management or related experience CPM or RPA designation preferred Ability to assign tasks and manage others’ workloads Advanced knowledge of Microsoft Office Suite Basic understanding of Insurance, Real Estate Taxes and CAM/Opex Billing Basic understanding of Lease Terms Experience with YARDI Experience with Work Order Systems such as Building Engines and Angus Work Environment and Physical Demands

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel between properties in varying weather conditions. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The employee may need to travel from floor to floor, climb stairs, travel between buildings in varying outdoor weather conditions, and may be required to stand or sit for extended periods while using hands to operate office equipment.
