Development Project Manager - Denver, Colorado
Your Team In conjunction with the VP of Construction and Assistant Project Manager, the Project Manager will oversee and manage all onsite construction activities for assigned development projects led by our Self-Managed Construction team. The Project Manager will be responsible for managing onsite teams and providing guidance and support in planning, design, scheduling, resource allocation, project accounting, control, and technical direction. They will ensure compliance with quality standards on all construction, report project progress to leadership, and perform other key duties as detailed below. Your Key Deliverables Project, Vendor and Contracts Management
Oversees a multi-disciplinary team of architects, engineers, surveyors, environmental consultants, and contractors, in the design, construction, and turnover of site improvements. Interfaces with City Agencies to expedite review and permitting of construction documents, specs, and site management plans. Obtains required construction permits and/or plan approvals from relevant jurisdictions. Manages construction activities, including monitoring of budgets and schedules, coordination of weekly OAC meetings, RFIs, and submittals. Facilitates the Owner, Architect, and Contractor (OAC) meetings and develops effective communication mechanisms to ensure project coordination among all parties. Manages and monitors subcontractors. Anticipates potential cost and schedule impacts and proactively implements mitigating measures. Supports the preparation of project status reviews for corporate reporting, including contractor performance, budget summaries, change orders, tenant coordination, design changes, and other key issues. Reviews and verifies consultant invoices, subcontractor pay applications, and change order requests with the design team and contractor. Assists with Requests for Proposal (RFPs) for design and construction services and with the negotiation and awarding of contracts. Oversees all aspects of utility service applications, including domestic water, reclaimed water, fire water, power, gas, and communication services. Ensures compliance with company policies, environmental mitigation measures, development obligations, and environmental regulations. Coordinates field monitoring and reviews environmental data for quality control.
Budgeting, Scheduling, and Reporting
Collaborates with project team members to update on cost controls, project schedules, cash flow projections, and financial reports. Participates in monthly contractor payment meetings and supports the preparation of monthly lender draws, lien releases, and payments. Manages project forecasting, including tracking and negotiating change order requests.
Must Haves
Undergraduate degree in Construction, Engineering, Architecture, or related field. 5-7 years of experience in development, construction, or design project management. Knowledge of legal, contract, and safety standards. Expertise in managing budgets, schedules, engineering design, and permitting. Exceptional organizational and time management skills; ability to manage multiple projects. Data-oriented with proven analytical skills; able to interpret data and provide solutions. High sense of urgency, attention to detail, and ability to work independently under pressure. Resourceful problem solver with minimal oversight. Critical thinker with strong decision-making skills and collaborative work ethic. Excellent verbal and written communication skills. Fast learner with a positive attitude. Proficient in Microsoft Office, including Project and Excel.
Nice to Haves
Experience in multi-family residential, wrap, wood framing, and concrete construction. Post-graduate degree in construction management.
