Hamilton, MI 49419 Position Summary: CMS Energy is seeking a motivated and experienced
Real Estate Representative II
to support land acquisition and real estate functions related to construction, operations, and maintenance of company facilities. The ideal candidate will have solid experience negotiating land rights with private landowners and governmental agencies, conducting title research, and interpreting various land-related documents and drawings. Key Responsibilities: Negotiate acquisition of land rights (e.g., easements, leases, licenses, permits, fee simple, temporary workspace) with property owners and government entities. Conduct due diligence on land titles and rights; identify and report deficiencies requiring curative action. Coordinate and maintain communication with landowners/tenants regarding property access, easement issues, and damage claims. Represent CMS Energy at public and governmental meetings (e.g., zoning boards, municipalities, drainage boards, township councils). Interpret engineering drawings, construction plans, survey maps, and title abstracts. Follow and apply CMS Energy’s internal policies, procedures, and standards in all work activities. Maintain organized and up-to-date records and reports regarding property negotiations and rights. Work independently with minimal supervision while managing multiple projects and changing priorities. Required Qualifications: Education: Associate degree or higher (required) Experience: 2–5 years of experience in the Right-of-Way or Real Estate industry Minimum of 1 year specifically in land rights acquisition Strong understanding of settlement instruments and contract terminology Proficient in land title research and due diligence review Ability to read and interpret surveys, engineering plans, and title documents Excellent negotiation, organizational, and communication skills Must have, or be able to obtain,
