Job Description CMS Energy is seeking a skilled and detail-oriented
Real Estate Title Agent II
to support our land and real estate operations in Jackson, MI. The ideal candidate will have a strong background in land title research, real estate conveyance documentation, and due diligence review. This position is 100% onsite and requires a minimum of 3 years’ experience in the Right-of-Way or Real Estate industry, including at least 1 year in a title agent role.
Key Responsibilities
Review and interpret a variety of real estate documents, including:
Fee simple deeds
Rights-of-way
Leases
Easements
Licenses
Permits
Releases
Perform internal and external due diligence to ensure:
Accuracy and completeness of land rights
Identification of deficiencies and recommendation of curative actions
Conduct land title research using courthouse and government office records
Prepare detailed chain of title reports
Interpret and analyze land legal descriptions
Create and maintain spreadsheets and documentation supporting real estate transactions
Ensure adherence to company policies, procedures, and industry best practices
Manage workload independently while adapting to shifting priorities and deadlines
Required Qualifications
Minimum of 3 years of experience in the Right-of-Way or Real Estate industry
At least 1 year working directly as a Title Agent
Proficient in interpreting legal land descriptions and settlement instruments
Strong organizational and time management skills
Ability to work independently with minimal supervision
Proficiency in Microsoft Office Suite, especially Excel
