Coordinate all activities related to apartment rentals, move-ins, move-outs, and lease renewals. Interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction. Focus on the needs of others by listening, understanding, and showing empathy and respect. Provide excellent customer service to prospective and current residents; generate and handle traffic, qualify prospects, lease apartments, prepare lease documentation, and complete move-in paperwork and processes. Ensure model apartments are in touring condition and orient residents to the property. Process renewal paperwork and deliver documentation monthly. Maintain accurate and detailed records of traffic activity in the computer system. Follow up with all prospective residents via phone, mail or email and convert phone traffic into scheduled tours. Inspect apartments prior to move-ins and coordinate move-in/out needs with the maintenance team. Create and maintain confidential resident files and review move-in paperwork with new residents. Complete weekly leasing reports and ensure open/close procedures are performed daily. Assist with ongoing resident relations and respond to requests promptly and accurately. Research competitive properties and assist with safety and cleanliness inspections; alert maintenance to needed repairs. Assist with processing work order requests and provide clerical support as needed. Support management with tasks such as answering calls, filing, and processing invoices; may assist with planning resident activities to increase retention. Comply with all company policies, health and safety rules and local, state, and federal laws. Perform other duties as assigned. Education and Experience
High school diploma required. Minimum of one year of previous sales experience preferred. One year of previous residential leasing experience preferred. Skills and Requirements
Excellent customer service and interpersonal skills; ability to relate to others. Prior experience with Yardi Voyager or another equivalent system preferred. Basic Microsoft Office Suite knowledge (Outlook, Word, PowerPoint, Excel). Strong interpersonal skills to communicate effectively with all levels of management and maintain confidentiality. Ability to work independently and prioritize in a fast-paced environment with a sense of urgency. Ability to address technical concerns clearly and accurately. English literacy (read, write, comprehend, converse). Ability to use general office equipment (telephone, fax, printer, copier, key track system). Strong organizational and time-management skills; capable of defusing difficult situations. Valid driver’s license, clean driving record and current auto insurance required.
