Coordinate all activities related to apartment rentals, move-ins, move-outs, and lease renewals. Interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction. Focus on the needs of others by listening, understanding, and showing empathy and respect. Provide excellent customer service to prospective and current residents; promote a quality living experience; generate traffic; qualify prospects; lease apartments; prepare lease documentation; complete move-in paperwork and processes. Ensure model apartments are in touring condition and orient residents to the property. Process renewal paperwork and deliver documentation to current residents monthly. Maintain accurate records of traffic activity and follow up with prospective residents via phone, mail or email. Convert phone inquiries into scheduled tours and appointments. Inspect apartments prior to move-ins and coordinate move-in/out needs with maintenance; ensure move-in condition. Create and maintain confidential resident files and review move-in paperwork with new residents. Complete weekly leasing reports accurately and timely; follow open/close procedures daily. Assist with ongoing resident relations and respond to requests promptly and accurately. Monitor competitive properties and inspect buildings and grounds for safety and cleanliness; coordinate maintenance for repairs. Assist with processing work orders and provide clerical support as needed. Assist with planning and implementing resident activities to increase retention. Comply with all company policies, health and safety rules, and applicable laws. Performs other duties as assigned. Education and Experience
High school diploma is required. Minimum of one year of previous sales experience is preferred. One year of previous residential leasing experience is preferred. Skills and Requirements
Excellent customer service and interpersonal skills; ability to relate to others. Prior experience with Yardi Voyager or other systems is preferred. Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel). Strong communication skills; ability to handle confidential matters. Ability to work independently and prioritize in a fast-paced environment with urgency. Ability to read, write, comprehend, and converse in English; use general office equipment. Strong organizational and time-management skills; ability to defuse difficult situations. Must maintain a valid driver’s license, clean driving record, and current auto insurance. Must comply with safety requirements; complete Avenue5 Fair Housing, Diversity and Inclusion Training within first 30 days. Core Beliefs
