Real Estate Analyst
to manage and optimize the foundation of our nationwide operations. You will interpret real estate leases, manage rent and related payments, and maintain lease data to ensure integrity and drive process improvements. You will also manage landlord relationships and determine charges for rent, Common Area Maintenance (CAM), property tax, and tenant improvements. The role leads the real estate budget, handles Certificates of Insurance (COI) requests, manages option payments, and owns team metrics and reporting. This role follows a hybrid schedule with on-site at our Chicago, IL office Monday-Wednesday and remote work on Thursdays and Fridays. Responsibilities
Input lease information into lease management systems. Maintain Real Estate system for over 10K leases in accordance with SOX and accounting controls. Organize and maintain lease files, abstracts, and related documentation. Ensure accuracy of lease data; flag discrepancies for resolution. Ensure compliance of lease insurance obligations, process COIs, and administer lease changes. Support compliance with lease terms and internal reporting on obligations and timelines. Analyze lease language to interpret financial and legal obligations; summarize clearly. Review and extract key data points from lease documents, amendments, and agreements (rent, term, renewal options, expenses, critical clauses). Analyze and reconcile lease-related operating expenses; identify exceptions to lease provisions. Analyze business results and drive process improvements; create models and collaborate with partners. Provide direction and training to partners; clarify lease terms with legal, finance, property management, and leasing teams; support audits or due diligence. Identify industry trends impacting financial guidance for partners. Create ad hoc real estate reports for field and internal/external clients. Resolve financial lease issues between internal or external parties. Reconcile tenant improvement allowances and property tax reimbursements for accurate landlord billing. Manage rent payments (approx. $150M annually) and tenant invoices (approx. $100M annually). Perform special projects as assigned. Qualifications
Required: Bachelor’s Degree in Business Administration, Finance, or related field, or 4+ years of equivalent experience. 1+ year experience in real estate or finance field. 1+ year experience analyzing and aggregating large financial data sets. Other Qualifications
Experience with SAP and Tririga preferred. Experience with lease abstraction. Proficiency in Excel, including formulas. Strong interpersonal and written/oral communication skills.
