Acquires and divests real property interests requiring budgeting, project planning, analysis, due diligence, negotiations, legal agreements, and extensive collaboration with stakeholders. What You'll Do
Acquire and divest real property interests to support SRP's generation, transmission, distribution, and supporting projects. Negotiate with property owners, business representatives, and attorneys using appraisals, legal agreements, and best practices. Apply project‑management principles to balance competing interests and uncertainties on complex, long‑duration projects. Contribute to the annual budget process to ensure projects receive approvals and necessary resources. Collaborate with designers, surveyors, engineers, construction managers, environmental scientists, resource planners, regulatory analysts, public involvement staff, energy managers, and attorneys. Structure real property acquisitions and divestments through appropriate contractual mechanisms. Perform due diligence activities such as reviewing project plans, cost estimates, appraisals, title research, property surveys, and environmental assessments, and conduct site visits. Analyze, review, and support drafting of legal agreements, including easements, licenses, purchase and sale agreements, leases, and construction agreements. Research proposals for generation and transmission projects requiring siting studies and regulatory approvals. Assist legal counsel in preparing for and resolving condemnation proceedings and other real property disputes. Represent and support SRP at public hearings, city council, commission, and state/federal agencies, reviewing statutes and regulations. What It Takes To Succeed
Interest in real estate and supportive grid‑management projects. Comfort with ambiguity and evolving requirements. Experience in fast‑paced, challenging, team‑oriented assignments. Highly effective interpersonal skills. Willingness to seek academic, professional, and training opportunities continually. Experience in real estate, acquisitions, due diligence, business analysis, financial analysis, project management, regulatory analysis, environmental science, contract management, or related fields. Level 1 (Associate): 0‑2 years related experience (or 4‑6 years equivalent without a degree). Level 2 (Journey): 2‑4 years related experience (or 6‑8 years equivalent without a degree). Level 3 (Senior): 5+ years related experience (or 9+ years equivalent without a degree). Education
A bachelor’s degree related to the assignment is preferred. Hybrid Workplace
