We strive to maintain strong relationships and connections to the community and promote relationships between our residents and the local Arvada schools, churches, businesses, and non-profit organizations. Our aim is for residents to consider The Gardens on Quail as their final move, and we pride ourselves on high levels of resident satisfaction.
Key Responsibilities
Own the sales funnel from inquiry to move-in, personally handling tours and closings as needed.
Set, monitor, and exceed sales quotas tied to occupancy goals.
Analyze conversion metrics (lead → tour, tour → move-in, average sales cycle, attrition) and implement continuous improvement strategies.
Maintain deep knowledge of community differentiators, pricing, unit mix, and competitor offerings to position your community competitively.
Referral & Business Development
Establish and nurture relationships with key referral sources (hospitals, rehab centers, case managers, home health agencies, elder law firms, faith communities, discharge planners, social services).
Deliver presentations, host site visits for referral partners, attend networking events, and maintain a robust referral database.
Proactively identify new referral channels and expansion opportunities in the local market.
Collaborate with internal/external marketing teams to deploy campaigns that generate qualified leads (digital, print, local media, events).
Plan and execute events (open houses, educational seminars, health fairs, community programs) to attract prospects.
Ensure all marketing materials, messaging, and online presence align with the community brand and sales objectives.
Monitor ROI on marketing spend, reallocate resources to high-performing lead sources, and iterate.
Lead, coach, and mentor your admissions / sales / marketing staff.
Set clear goals, track performance, conduct regular feedback sessions, and drive accountability.
Collaborate cross-functionally (Operations, Care, Activities, Dining, Maintenance) to ensure the resident experience matches what is promised during tours.
Enforce compliance with fair housing, industry regulations, community policies, and ethical sales practices.
Reporting, Forecasting & Analytics
Provide regular forecasts, pipeline reviews, occupancy projections, and KPI dashboards to senior leadership.
Identify trends, risks, and opportunities; propose strategic shifts or corrective actions.
Use CRM / sales tracking tools to maintain clean data, track leads, and monitor performance.
Preferred Qualifications & Experience
Proven track record in a revenue-focused sales role with measurable results (e.g., closing deals, meeting quotas); prior senior living or related experience (hospitality, real estate, healthcare) strongly preferred.
Experience leading or coaching a small sales / admissions / business development team.
Strong skills in negotiation, presentation, relationship-building, and objection-handling.
Comfortable with performance metrics and accountability — you are energized by targets and results.
Strong local/regional network or ability to build one quickly.
Bachelor’s degree preferred (in business, marketing, sales, hospitality, or related), though demonstrated performance may override.
High level of professionalism, empathy, resilience, and ability to work in a mission-driven environment.
Compensation Range (Base + Incentives):
Competitive base salary + robust incentives / commission structure tied to occupancy / revenue performance.
Top performers can expect total compensation in the $100,000 – $130,000+ range (or higher, depending on community size and market)
