The Senior Development Manager is primarily responsible for directing community development operations through oversight of project teams consisting of internal and external resources. Responsibilities include managing the planning, design, permitting, construction and turnover of community improvements, obtaining approvals from regulating authorities, and preparing/managing budgets and cost controls. This role leads ongoing production and planning operations, monitors operations team performance, servicing efficiency, cost control reporting, and delivery of product to support sales objectives. These responsibilities are carried out through both completing specific tasks and directing/coaching operations support staff. Key Deliverables

Production & Operations Management Establish and implement project objectives and policies consistent with corporate guidelines Create effective mechanisms and manage relationships with internal and external parties involved with community development (staff, regulatory, advocacy groups, other developers in joint ventures, production, etc.) Manage planning and engineering workloads to ensure goals related to permits, servicing, and development applications are met Foster an environment for continuous improvement in development processes and teamwork Interview consultants and contractors and make hiring recommendations Lead and manage project consultants; build positive rapport with consultants Provide guidance to Project Coordinators Collaborate with Finance and Accounting to establish and manage project budgets and cash flows Coordinate sale and development of land with builder partners; assist with project entitlement documents and permits Manage production workflow and staffing to achieve targets; monitor cost controls and report variances Develop and review annual production strategies; negotiate and administer contracts Represent and advocate company interests to support business planning objectives Planning Prepare preliminary site plans and design/cost analyses to assess feasibility Engage with agency staff to improve review/approval efficiencies; develop expedited processes Prepare agency participation agreements, facility agreements, and other development-related agreements Prepare and assist with presentations to agencies for zoning/plat approvals Develop and manage planning process for development options Review project business plans with a focus on maximizing investment Develop and manage project schedules to meet revenue delivery dates Design Develop and maintain relationships with consultants; negotiate contracts (scopes, cost, schedule, quality) Coordinate preparation of civil improvement plans, landscape plans, architectural plans, and other design documents Assist in preparation and implementation of design guidelines Assist the project Design Review Committee with reviewing and approving builder design submittals Construction Ensure compliance with local, state, and federal rules; manage permits Work with Construction Manager and Project Coordinator to define bid scopes and specs Evaluate field changes and change orders to improve design development Support Construction Manager in all aspects of development Ensure sites are safe and have necessary documentation for Health, Safety, Security, and Environmental items Completion Prepare as-built plans and assist with final acceptance Turnover of finished lots to builders and infrastructure to municipalities Provide guidance on turnover documents (as-built drawings, warranties) Coordinate HOA turnover of landscape and hardscape improvements Perform final site inspections Reporting Prepare and manage budgets, cash flow, and schedules for all projects Monitor cost controls and forecasts; coordinate annual Business Plan and job cost budgets Coordinate account variance adjustments with Accounting Prepare monthly project updates for Senior Leadership Team What You Bring

4-year degree in civil engineering, landscape architecture, or construction management 10+ years of experience in horizontal design and construction, including design, value engineering, plan review, cost estimating, scheduling, budgeting, permitting, and process management Experience in land development/homebuilding within the local Phoenix Metro Market Strategic thinking, strong business acumen, and analytical skills Excellent influencing, negotiation, interpersonal and communication skills Entrepreneurial spirit with curiosity and drive for new challenges Working knowledge of financial proformas and land development’s impact on proforma results Strong knowledge of local design/construction industry and real estate development Ability to communicate effectively with clients, consultants, contractors, and governmental agencies Ability to work in a team environment and lead/mentor others Travel required to/from corporate office and project sites Ability to inspect projects and work in varying weather conditions What We Offer
