Position Overview:

They are actively seeking a Preconstruction Manager to lead all estimating and preconstruction efforts for projects ranging from $1M to $50M+. This individual will oversee conceptual and hard-bid estimates, manage client relationships, and ensure a seamless transition from preconstruction to construction execution.

This is a key leadership role within a lean preconstruction team, offering visibility, autonomy, and the opportunity to directly impact company growth and project success.

Key Responsibilities:

Lead preconstruction planning efforts including conceptual estimating, value engineering, scheduling, and constructability reviews.

Manage conceptual, schematic, and hard-bid estimates, including detailed takeoffs, pricing, and scope development.

Build and maintain strong relationships with clients, architects, engineers, and subcontractors.

Conduct value analysis workshops and develop creative solutions for cost and design optimization.

Solicit, evaluate, and negotiate subcontractor and vendor proposals, ensuring scope accuracy and completeness.

Prepare cost models, budget updates, and variance analyses throughout design phases.

Lead bid day operations and proposal submissions under tight deadlines.

Oversee proposal development and client presentations, representing the company in pursuit meetings.

Support project transition to operations, ensuring accurate handoff and continuity for Project Managers and Superintendents.

Mentor junior team members and contribute to the continuous improvement of estimating systems and processes.

Requirements:

Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field (or equivalent experience).

5–7+ years of experience in commercial construction with a focus on estimating and preconstruction.

Proven ability to manage multiple concurrent bids and estimates with minimal supervision.

Experience with both hard-bid and negotiated project delivery methods.

Strong knowledge of Procore, Sage Estimating, Bluebeam, or similar software.

Excellent communication, leadership, and client relationship management skills.

Ability to analyze drawings, interpret data, and develop accurate cost projections.

Base Compensation: $130K–$150K (depending on experience)

Bonus: Discretionary
