Overview
Maintenance Supervisor opportunity with Sherman Associates. Lead a team of maintenance professionals to install, troubleshoot, repair and maintain the assigned real estate portfolio. Emphasis on safety, preventative maintenance, and delivering on-site business goals and objectives. Where will this role work?
This role supports our property The Scenic, a 171-unit market rate apartment building in St. Paul. Schedule & Hours
The schedule for this role is Monday - Friday, 8 am - 5 pm. Some weekend and on-call rotations may be required. An on-call incentive plan is available. Essential Functions
Completes general maintenance and upkeep responsibilities including minor plumbing, electrical, HVAC, light carpentry, painting and landscaping. Responds to open work orders and resolves resident/tenant requests within 24 hours. Prepare and turn vacated apartment units within 24 hours (5 days if not immediate). Vacant units are painted, cleaned, carpets shampooed and repairs completed timely and to standard. Assist in scheduling and completing preventive maintenance for buildings and equipment. Perform hands-on building repairs and ongoing maintenance with focus on more involved projects. Diagnose problems, replace/repair parts, test and adjust as needed. Use a variety of hand and power tools, meters and material handling equipment. Walk the property regularly to ensure compliance with rules and that the property is clean and well-maintained. Occasional overtime, including evenings and weekends on-call rotations as required. Purchasing: maintain stock, act as main contact for outside vendors and solicit bids for special projects or extensive maintenance. Maintain strong customer service relations with residents, vendors and internal/external stakeholders. Coordinate with management on unit inspections and turnover schedules. Ensure compliance with attendance, grooming, work rules and policies; maintain safe work environment and follow safety procedures. Attend required meetings and training; travel to corporate headquarters as needed. Assist in maintaining maintenance supply stock and contracting outside vendors; assist in budget approvals for expenditures. Maintain exterior grounds and interior common areas in a quality, presentable condition. Supervisory Responsibility
Supervises, coaches, trains and evaluates staff; conducts performance reviews and approvals. Oversees on-site maintenance and groundskeeping staff, if utilized; develops specifications and evaluates service needs and performance. Plans replacement of major capital expense items (e.g., HVAC, roof, parking surfaces). Minimum Requirements
Education & Experience
High school diploma/GED and completion of a craft apprenticeship, or equivalent experience. 5-7 years of maintenance or related carpentry/construction experience, ideally in residential or commercial real estate. Special boilers license or willingness to obtain one, if applicable. Certified Pool Operator (CPO) or willingness to obtain one, if applicable. Must provide own hand tools. Current and valid driver’s license; pass MVR and maintain a safe driving record. Willingness and ability to run errands for maintenance supplies. Excellent verbal, written and presentation skills; ability to communicate with tenants, vendors and across divisions. Required Skills & Abilities
Valid driver’s license and reliable vehicle with insurance and safe driving record. Passion for Sherman Associates’ mission, vision and values. Office hours may vary based on portfolio needs. Work Environment
Exposure to fumes or airborne particles, moving mechanical parts and noise; environments can be loud. Physical Requirements
Vision requirements and the ability to move around the property; may lift over 50 lbs occasionally. Ability to perform grasping, writing, standing, walking, bending, climbing and other tasks as needed. Additional Screening Requirements
Current driver’s license required; pass MVR. Successful completion of pre-employment strength test or CRT examination. Meet criminal background screening requirements as required by MN statutes. Compensation And Benefits
Pay Range: $30-35/hour + commission/bonus eligibility. Pay is based on position-related factors including experience, skills and knowledge.
