Overview
Lead Maintenance Technician - Phoenix on the Fax at Sherman Associates. Be part of a mission of Building Communities, Enriching Neighborhoods and support our real estate development and management operations in hotels, residential, and retail. This role focuses on facilities repair and maintenance with resident-focused, skilled maintenance tasks. Where this role works: Phoenix on the Fax (50 units) apartments in Denver, Colorado. Schedule & Hours: Monday – Friday, 8 AM – 5 PM with some evening and weekend on-call rotations. New on-call incentive program available. Responsibilities
Completes general maintenance and upkeep including minor plumbing, electrical, HVAC, light carpentry, painting, and landscaping. Responds to open work orders and resolves resident/tenant requests within 24 hours. Prepare and turn vacated apartment units within 24 hours (5 days if not immediate). Vacated units must be painted, thoroughly cleaned, carpets shampooed, and repairs completed promptly. Assist in scheduling and completing preventive maintenance for buildings and equipment. Perform hands-on building repairs, preventative maintenance, and general upkeep with emphasis on more involved operations or projects. Use a variety of hand and power tools, electric meters, and material handling equipment. Walk the property daily to ensure rules are followed and property is clean and well-maintained. Work on the last day and first day of each month until responsibilities are completed; some overtime may be required. Evening and weekend on-call rotations as required. Assist in maintaining maintenance supply stock and contracting outside vendors; solicit bids for special projects or extensive maintenance. Obtain approvals for expenditures and maintain budgets. Maintain exterior grounds and interior common areas in quality condition (grounds maintenance: trash pickup, sweeping, watering, snow/ice removal, etc.). Maintain customer service and relations with residents, tenants, vendors, and internal/external organizations; respect resident privacy and needs. Coordinate unit inspections with management and review turnover schedules with the management team. Report lease and policy violations to management; perform other tasks as assigned; adhere to attendance, grooming, safety, and procedures. Attend required meetings and training sessions, including travel to corporate headquarters as needed. Qualifications
High school diploma/GED and completion of craft apprenticeship, or equivalent maintenance experience. 5-7 years of experience in maintenance or related carpentry/construction; residential or commercial real estate preferred. Special boilers license or willingness to obtain one, if applicable. Must provide own hand tools; ability to run errands to hardware stores for supplies. Excellent verbal, written and presentation skills; ability to communicate effectively with tenants, vendors, and across divisions. Passion for Sherman Associates’ mission, vision, and values. This position has no direct reports but requires leadership qualities, mentoring/training of maintenance staff, prioritizing/delegating work orders, and coordinating vendor work. Work Environment
Exposure to fumes, airborne particles, moving parts; noise levels can be loud. Physical Requirements
Ability to stand, walk, bend, kneel, stoop, crouch, crawl, and climb; lift/carry items over 50 pounds; need good visual acuity. Additional Screening
Current and valid driver's license; pass MVR and maintain safe driving record. Pre-employment strength test or CRT examination required. Must meet criminal background screening requirements. Compensation & Benefits
Pay Range: $26-28/hour plus commission/bonus eligibility. Pay depends on experience and qualifications.
