Lead Superintendent – 350-Unit Podium Multifamily Project Location:

$180,000.00/yr - $200,000.00/yr Position Summary
We are seeking an experienced Lead Superintendent to oversee construction of a 350-unit podium style multifamily project in Fort Worth, TX. The Lead Superintendent will be responsible for all field operations—from pre-construction setup through project closeout—ensuring that workmanship, safety, schedule, quality, cost, and client satisfaction are delivered to the highest standard. This role will report directly to the Project Manager and work closely with subcontractors, vendors, architects, local authorities, and internal teams. Key Responsibilities
Oversee daily site operations for all phases of the project: site preparation, podium/garage structure, vertical building construction, finishes, landscaping, site work, etc. Lead and manage all field personnel, including assistant superintendents, foremen, trade supervisors, and subcontractor crews. Coordinate and sequence trades and contractor work to maintain the critical path schedule; manage look-ahead schedules, milestone delivery. Ensure compliance with all safety regulations (OSHA, local codes) and enforce company safety policies; maintain a robust safety culture on site. Maintain high quality construction standards; enforce quality control and inspection procedures; oversee punch-list and finish work to ensure readiness for turnover. Monitor and manage site logistics, material deliveries, site access, staging, traffic control and coordination with municipalities. Review and approve change orders, RFIs, submittals, and material selections; ensure construction aligns with project plans, specifications, contracts. Manage the project budget on the site level: monitor labor productivity, material usage, subcontractor performance, and costs; report variances and propose corrective actions. Maintain construction documentation: daily reports, safety reports, progress photos, schedule updates, coordination meetings. Coordinate inspections and ensure compliance with building codes, permits, and inspections from the city/authority having jurisdiction. Collaborate with Project Management, Estimating, Engineering, Quality Assurance, and Safety teams to align field operations with overall project goals. Mentor, coach, and develop junior field leadership; provide direction, feedback, and performance evaluations where appropriate. Participate in pre-construction planning: submittal review, logistics planning, risk identification, value engineering as needed. Required Qualifications
Minimum
8+ years
of field construction experience, with
at least 3-5 years
as Lead Superintendent on large multifamily podium or high-density residential projects (250+ units preferred). Experience in podium construction (parking garage / structural concrete podium) including cast-in-place concrete or precast, structural steel, and vertical multi-story building systems. Strong working knowledge of construction means & methods, building codes (Texas), safety regulations (OSHA, local), contract documents. Seniority level
