Oversee the operation of the facility's heating, air conditioning, automation and plant equipment. Conduct inspections, evaluate operating data, troubleshoot, and ensure energy-efficient operation to maintain a comfortable environment. Supervise daily maintenance operations of buildings, grounds, and equipment (mechanical, electrical, plumbing, life safety, and structural components) to meet applicable codes and regulations. Ensure work is completed properly. Plan and implement preventative maintenance programs; evaluate equipment life cycles and recommend replacements as needed to ensure continued efficient operation. Ensure plant equipment and facility readiness for scheduled inspections; develop and follow up on plans of correction as needed. Coordinate with third-party vendors, contractors and service providers; obtain quotes, negotiate pricing, track expenses, and supervise contractor work to ensure timely repairs. Order supplies and equipment; process purchase orders; track expenses to maintain the budget; ensure goods are received as ordered. Ensure compliance with federal, state/local standards and regulations (including COMAR, ADA, OSHA, CMS, Life Safety Code, NFPA); maintain safe, neat, and productive work environments; manage tool safety and staff/work area safety. Monitor staffing levels, schedule employees, approve leave requests, and manage overtime to meet facility needs within budget. Track performance, provide coaching and feedback, complete staff evaluations, and address performance or disciplinary issues as necessary. Perform other duties as assigned, including exterior grounds work, snow/ice removal, or driving as needed. Qualifications
High school diploma or equivalent. Second Grade Stationary Engineer License; First Grade preferred. Valid driver's license. Maintenance Electrician license, Plumbing license or CFC Certification preferred. 5 years' experience in building maintenance; healthcare industry experience preferred. Benefits
