Responsibilities
Coordinate all activities related to apartment rentals, move-ins, move-outs, and lease renewals.
Interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction.
Provide excellent customer service to prospective and current residents; generate and handle traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move-in paperwork.
Ensure model apartments are in touring condition and orient residents to the property.
Process renewal paperwork and deliver documentation to residents monthly.
Maintain accurate records of traffic activity and follow up with prospective residents via phone, mail or email.
Convert phone traffic into scheduled property tours; coordinate move-in/out with maintenance; inspect units prior to move-in to ensure readiness.
Create and maintain confidential resident files; review move-in paperwork with new residents.
Complete weekly leasing reports and ensure open/close procedures are followed daily.
Assist with ongoing resident relations, respond to requests promptly and accurately.
Monitor competitive properties and assist with planning resident activities to increase retention.
Coordinate with maintenance for work orders and ensure timely completion.
Provide clerical support to management (phones, filing, processing invoices) as needed.
Comply with all policies, safety rules, and laws; perform other duties as assigned.
Education And Experience
High school diploma is required.
Minimum of one year of previous sales experience is preferred.
One year of previous residential leasing experience is preferred.
Skills And Requirements
Excellent customer service and interpersonal skills; ability to relate to others.
Prior experience in Yardi Voyager or another equivalent system is preferred.
Basic level knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel).
Strong communication skills with all levels of management; ability to handle confidential matters.
Ability to work independently and prioritize in a fast-paced environment with a sense of urgency.
Ability to relay technical concerns with adequate detail quickly and accurately.
English reading, writing and speaking proficiency.
Proficiency with general office equipment and key track system.
Strong organizational and time-management skills; ability to cope with difficult people.
Must maintain a valid driver’s license, clean driving record and current auto insurance.
Must comply with safety requirements.
Required to complete and pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
