Capital Project Manager

This role plays a critical part in ensuring the successful execution of capital improvement projects and maintaining high operational standards across multiple properties undergoing renovation. This position works collaboratively, supporting the assigned RFM with managing all facilities-related activities, budgets, and emergency coverage. Essential Duties
Assist in outlining, developing, and managing multiple facilities projects as directed by the Area Vice President of Facilities, SVP of Facilities Operations, and other facilities management. Follow projects from initiation to completion, providing support to the assigned RFM. Oversee capital projects on the impacted property or properties as needed and take on additional roles independently throughout the project as directed by Facilities AVP or RFM. Work with the assigned RFM and Regional Manager to define project timelines and expectations with site team members and vendors before project commencement. Manage vendor timelines and deliverables, ensuring internal stakeholders are aware of any changes, issues, or concerns. Work collaboratively with the assigned RFM and Regional Managers to assist in overseeing and reporting to site team members while supporting capital projects to maintain curb appeal per Morgan Properties policies and procedures. Be immediately available to assist with any property emergency during and after normal work hours related to capital projects. Respond promptly to property emergencies such as fires, flooding, or severe weather as directed by the Facilities AVP, Facilities SVP, or RFM. Qualifications

Minimum of 2 years of experience in project management, preferably within facilities, construction, or capital improvements. Multi-family property experience is a plus. Strong technical proficiency in HVAC, construction, and/or maintenance operations. Proficiency in Microsoft Word, Excel, and Yardi Property Management software. Excellent problem-solving, organizational, and communication skills. Ability to manage multiple projects simultaneously while maintaining attention to detail. HVAC/EPA and CPO Certifications a plus. Physical Requirements & Work Environment
Ability to travel between multiple properties as needed, sometimes on short notice. Frequent standing, walking, bending, kneeling, and climbing stairs/ladders to inspect project sites and oversee work. Ability to lift and carry up to 50 pounds, including tools, materials, and equipment. Exposure to various weather conditions while working outdoors at project sites. Work may involve entering construction zones, requiring the use of personal protective equipment (PPE) such as hard hats, gloves, safety glasses, and steel-toed boots. Must be able to respond to emergencies outside of regular work hours, including nights, weekends, and holidays as required. Regular use of computers, smartphones, and other technology for project tracking and communication. Benefits
