Mortgage and Consumer Loan Processor-Closer I
Hybrid work eligibility - combining time spent in our office in Mifflintown, Pennsylvania and remotely from home.
Overview Responsible for performing a variety of duties to support the Bank’s Retail and/or Residential Mortgage Lending function. The position will have a primary focus on either Residential Mortgage or Consumer Loan processing, closing, booking, funding documentation and post-closing follow up. Coordinates workload to ensure timely flow of files from processing through loan closing; reports pertinent information to the immediate supervisor; responds to inquiries or requests for information and works with other departments within the bank for funding and booking of new loans.
Responsibilities
Regular attendance is required and will vary by position. Schedule and hours are determined with supervision and may be adjusted as needed.
Performs duties to support the Bank’s Retail and/or Residential Mortgage function, with emphasis on processing, closing, booking, funding documentation and post-closing follow up.
Review and verify loan application and file documentation such as credit, income and assets.
Request and obtain required loan documentation prior to underwriting.
Prepare and issue initial loan disclosures, including loan estimates within regulatory timing guidelines.
Prepare and submit loans to underwriting for either the mortgage or consumer lending platforms.
Review file for outstanding conditions and clear to close from the underwriter.
Obtain Final Verification of Employment, Homeowners Insurance, Flood Insurance and Private Mortgage certificate (if needed).
Coordinate date and time of closing with the retail branch or settlement agent as applicable.
Issue Closing Disclosures to borrowers to meet regulatory timing for delivery prior to closing.
Balance Closing Disclosure and wire amount (residential mortgages) with settlement agent.
S end closing doc package to settlement agent or branch closer.
Maintain regular correspondence with the Loan Originator and include them in all emails to the borrower.
Track delivery of Closing Disclosures to ensure they are opened in a timely manner.
Ensure all documentation, including all versions of Closing Disclosures, is stored in the loan origination software.
Prepare requests for funding wires, payoffs, etc.
Communicate with Loan Operations during the booking process to ensure proper loan funding.
Review loans post funding to ensure the loan funded appropriately.
Prepare all required checklists and review/scan closed loan packages to Encompass.
Ensure portfolio original documents are sent to Loan Operations for storage.
Complete MERS registrations and transfers for sold loans.
Run UCD through Fannie Mae and Freddie Mac for sold mortgages.
Upload loan files to investors, track lock expirations and delivery requirements per investor.
Respond to investor suspension requests, coordinate with team members for requested documentation.
Prepare Note Allonges and Goodbye Letters (if required).
Ship required original notes, mortgages and title policies to investors.
Track outstanding final documents and contact necessary parties to obtain post-closing.
Qualifications
Basic Qualifications
Education/Training: A high school diploma or equivalent with an emphasis in a business curriculum; specialized bank credit document education/training.
Skills: Proficient reading, writing, grammar, and mathematics; strong interpersonal and communication skills; proficient keyboarding; ability to operate PC equipment; knowledge of bank forms and documents for retail/consumer lending; knowledge of lending products and policies; visual and auditory acuity; knowledge of current lending regulations.
Experience: A minimum of one (1) year of experience in related positions is normally required.
