DEPARTMENT:

REPORTS TO:
Team Leader of Brokerage Specialty Area
PAYROLL STATUS:
Commission Only
SUPERVISES:
N/A
PURPOSE OF POSITION:
Represent clients in commercial real estate transactions.
ESSENTIAL FUNCTIONS:
Participate in and cooperate with courses, mentorship, and on-the-job training provided by seasoned Agents. Participate in best‑in‑class training and ongoing skills‑development workshops.
Be responsible for end‑to‑end management of commercial real‑estate transactions, ensuring positive client experience.
Represent clients to ensure a fair deal for all parties.
Assist landlords in promoting their properties for sale/lease and offer advice to interested buyers.
Negotiate, as need be, contracts and leases prior to sale/lease of commercial property.
Perform comparative market analysis to accurately value commercial properties.
Conduct research of the local real‑estate market and stay up to date on industry trends.
Advise clients in the development and execution of their real‑estate investment strategies.
Formulate thoughtful analyses of client properties, including broker opinion of value (BOV), market comparables, and research.
Prepare marketing materials for exclusive property listings and promote to qualified buyers.
Prospect new client relationships, and network with other industry professionals.
Negotiate exclusive listing agreements.
Assist with negotiations between buyers and sellers and landlords and tenants.
Prepare and manage, in partnership with supporting Administrative Support, documentation and internal databases to ensure most up‑to‑date property and client information.
Partner closely with other staff members to ensure knowledge sharing and cross‑team collaboration.
EDUCATION, SKILLS AND EXPERIENCE:
REQUIRED:
Sales Experience. Desire to gain knowledge of the local commercial property market and well‑developed communication and relationship‑building skills.
PREFERRED:
Real Estate License. Ability to work quickly with numbers and analyze data and excel at multitasking within a fast‑paced environment. Interpersonal skills, dedication to customer satisfaction and persuasiveness. Vast knowledge of property law, property specifications, legal guidelines, procedures, and policies.
SOFTWARE USED: ADP Workforce Now; Microsoft Office; Teams, CoStar
PHYSICAL ACTIVITIES: Typing, light lifting and standing for periods of time.
