Position Summary The Closing Manager oversees the closing and post‑closing process of residential mortgage loans for both brokered and non‑delegated correspondent channels. This role begins with final underwriting approval and continues through funding, shipping, and loan delivery. The ideal candidate will have at least five years of closing/funding or mortgage operations experience, preferably within a midsize broker/correspondent environment.

Key Responsibilities

Manage the closing process from final approval processor handoff through funding and post‑closing.

Prepare and review Closing Disclosures (CDs); ensure accuracy by balancing with title companies.

Order and track closing documents and coordinate funding requests with warehouse lenders.

Work directly with title and escrow companies to ensure timelines and compliance are met.

Confirm final conditions are satisfied and loans are clear‑to‑close prior to document ordering.

Communicate clearly with processors, underwriters, and originators to meet deadlines.

Post‑Closing & Shipping

Balance Purchase Advice (PAs) and reconcile loan‑level details.

Manage and clear post‑closing trailing conditions.

Interface with Fannie Mae, Freddie Mac, and secondary market investors.

Organize and ship complete closed loan packages, ensuring compliance and investor delivery standards are met with our warehouse lenders.

Reporting & Compliance

Maintain and update the internal loan log for pipeline and funding tracking.

Assist with weekly funding and production reports.

Stay current with regulatory requirements, investor guidelines, and closing best practices.

Interface with our sister company to coordinate the funding of private loans for real estate investors.

Ensure proper documentation, wire instructions, and investor agreements are received and processed accurately.

Maintain clear communication and reporting between the private lending and mortgage teams to ensure timely and compliant closings.

Track investor loan pipelines, confirm funding conditions are met, and assist in preparing closing packages for private transactions.

Required Qualifications

5+ years of mortgage loan closing experience, preferably in both broker and correspondent channels.

Strong understanding of the loan process from application to post‑closing.

Familiarity with warehouse line processes, document requirements, and closing regulations.

Excellent attention to detail, organizational skills, and time management.

Ability to work independently and collaboratively in a fast‑paced, deadline‑driven environment.

Effective communicator who can proactively problem‑solve and manage priorities under pressure.

Experience with Arive, or similar LOS systems preferred.

Knowledge of Fannie Mae/Freddie Mac delivery systems and secondary market expectations a plus.
