Responsibilities The Outside Sales Counselor’s primary responsibility is to embrace Meritage Homes’ active sales culture to generate new home sales by leveraging relationships with Realtors and new home buyers, utilizing all available tools to demonstrate value, and closing homes with an emphasis on exceptional customer service. The Outside Sales Counselor will also serve as the liaison between Realtors and new homebuyers during the building process, working with construction, the Closing Department, and Title Company. Responsibilities include: Achieving sales and customer service goals as determined by your Sales Leader. Maintaining existing and cultivating new Realtor relationships to create long-term partnerships and recurring business. Connecting unrepresented homebuyers to Realtors and fostering partnerships through the homebuying process. Managing the community's appearance to ensure a quality experience for visitors. Refining personal sales presentations to maximize effectiveness. Using insight and consultative selling techniques to educate customers about home buying and influence sales. Utilizing CRM systems for effective prospecting and follow-up. Engaging visitors and demonstrating models, home sites, or showcase homes as needed. Providing community, home site, floor plan, and pricing information. Asking for the sale and driving traffic to multiple communities. Presenting the Purchase Agreement professionally, explaining all pertinent details. Soliciting new and referral business via Salesforce.com. Completing all paperwork accurately and timely. Assisting buyers with scheduling and coordinating with design studios, mortgage, and title companies. Communicating with lenders about customer loans and expediting processes. Maintaining updated knowledge of community details, product features, and local market trends. Updating buyers throughout construction and ensuring satisfaction from initial visit to closing. Additional duties include: Completing onboarding and training. Promoting the company’s image and establishing relationships with realtors and mortgage brokers. Attending meetings and participating in special projects. Must be able to work nights, weekends, and most holidays. Qualifications Education: Minimum High School Diploma or equivalent; some college coursework or Bachelor’s Degree preferred. Experience: At least 3 years of outside sales experience, with a proven track record in new home sales preferred. Technical Skills: Valid Real Estate License may be required in some states. Proficiency with Microsoft Office applications. Interpersonal/Communication Skills: Excellent communication and customer service skills. Ability to work professionally with diverse personality types. Strong sales and influence skills, with the ability to close large sales and handle objections. Judgment and Mental Abilities: High integrity and sound judgment. Self-motivated with initiative and problem-solving skills. Highly organized, detail-oriented, and capable of managing multiple priorities in a fast-paced environment.
