Job Summary:
The Project Manager – Construction is responsible for projects related to the design, renovation and improvement of multi-family assets across the United States. This position will work closely with internal departments to ensure all properties are maintained at a high level, and renovations and improvements are executed in a timely and cost-effective manner. The preferred candidate is considerate, passionate, and dedicated, aiming to enhance the performance of company assets through well executed renovations and designs, coupled with problem-solving and creative thinking. The role requires strong multitasking abilities, proactive initiative, reliability, adeptness under pressure, sound judgement, and a consistently professional and supportive demeanor.
Job Responsibilities
: Construction Management Coordinate, oversee, and monitor project activities to ensure projects are completed within prescribed schedules and budgets, in compliance with Company policies and procedures, and in accordance with federal, state, and local regulations. Develop project scope of work, prepare budgets, solicit bids, and evaluate proposals from qualified contractors. Review bid proposals, provide bid comparison analysis, resolve potential variances to budgets and award contracts. Monitor, manage and report on variances to budget and schedule on an ongoing basis. Set deadlines, monitor progress and overcome obstacles for successful project completion. Complete review and approval of vendor invoices and payment applications, and process draw packages, as necessary. Coordinate activities of architects/designers, consultants, and contractors with property staff to minimize disruption to residents. Coordination & Supervision of Project Construction Aid in coordination and design review with Director – Design & Project Management, architectural and engineering consultants, contractors and property management throughout various design phases until project completion. Review and redline architectural, mechanical, electrical, and plumbing drawings for proper design coordination and intent. Work with design, construction, and project management teams to value engineer/reselect products and materials as needed, while maintaining design and construction integrity. Oversee on behalf of ownership the repair work associated with casualty events, fire/storm damage etc. Attend construction site meetings, inspect and sign off on all work, and provide notes and follow-up check lists. Ensure project aligns with stakeholder vision. Qualifications & Competencies: Bachelor’s degree in finance, real estate, construction management, interior design, architecture, or related fields. 5-7 years of practical experience in construction management/interior design/architecture/project management. Multi-family and hospitality project experience highly preferred. Retail and office commercial project experience a plus. Proficient in Microsoft Office (Outlook, Excel, Word, and PowerPoint), and Microsoft Project. Experienced in scheduling and managing site work. Strong knowledge of construction and building materials, fixtures, and finishes. Familiarity with contract documents and procedures, building code, ADA requirements, occupancy, life and safety requirements. Strong technical knowledge of principles of architecture, engineering, construction, development, and/or finance. Well-organized and detailed oriented individual with the highest degree of integrity, motivation and intellectual curiosity. Skilled in working across heavily matrixed organizations which requires significant influencing and collaboration skills. Ability to work in Irvine, CA office 5 days a week. Domestic travel required. Compensation: The annual U.S. based wage range for this full-time position is $90,000-120,000. The base pay actually offered will vary depending on job-related knowledge, skills, location and experience and will take into account internal equity. Other forms of pay may be provided as part of the compensation package, in addition to a full range of health & wellness benefits.
