Base Pay Range $60,000.00/yr - $70,000.00/yr
Job Description The Residential Construction Project Manager is responsible for overseeing all phases of residential and multifamily construction projects, from pre‑construction planning through final completion and closeout. The role ensures projects are delivered on schedule, within budget, and in accordance with design specifications, quality standards, and safety requirements. The Project Manager serves as the primary liaison between ownership, architects, engineers, contractors, and River View Construction’s leadership team.
Key Responsibilities
Project Planning & Execution: develop and manage project schedules, budgets, and work scopes; coordinate with architects, engineers, consultants, and subcontractors throughout all phases; conduct regular site visits; ensure timely resolution of field issues and changes.
Financial Management: prepare and manage project budgets, forecasts, cost tracking reports; review and approve subcontractor invoices, change orders, payment applications; ensure projects meet profitability and cash flow objectives; provide monthly budget updates and variance reports.
Team & Vendor Coordination: lead and supervise subcontractors, vendors, and field personnel; establish clear expectations for quality, timeliness, compliance; conduct weekly coordination meetings; foster vendor relationships and negotiate terms.
Compliance & Safety: ensure compliance with local, state, and federal building codes, zoning requirements, safety regulations; enforce OSHA and company safety policies; maintain permits, inspections, closeout documents.
Communication & Reporting: serve as primary point of contact for ownership, lenders, stakeholders; provide detailed weekly progress reports; ensure effective communication between site staff, leadership, and partners.
Qualifications
Minimum 5+ years of residential or multifamily construction project management experience.
Proven track record of delivering ground‑up or renovation projects on time and within budget.
Strong knowledge of construction processes, building codes, scheduling, contract management.
Proficiency in construction management software (Procore, JobTread, MS Project, or similar) and Microsoft Office.
Excellent leadership, communication, and organizational skills.
Ability to manage multiple projects and prioritize competing demands.
Bachelor’s degree in Construction Management, Engineering, or related field preferred; equivalent experience considered.
