Your Role: What You'll Lead
Direct all pre‑construction activities from early design development through permitting. You see two steps ahead and plan accordingly.
Develop and manage pre‑construction budgets, estimates, and timelines using Excel and Procore (or similar tools).
Serve as the client's primary guide through design development, selections, and value engineering – ensuring clarity, confidence, and alignment.
Coordinate with architects, engineers, and consultants to refine drawings, specifications, and scope for accuracy and constructability.
Oversee submissions, approvals, and supporting documentation with precision and efficiency.
Lead trade partner bidding, evaluate proposals, and ensure all scope gaps are closed before project launch.
Deliver organized documentation, contracts, and budgets for a seamless handoff to the construction team.
What You Bring
5+ years of experience in residential pre‑construction or project management (custom or luxury home experience strongly preferred)
Strong command of Excel; experience with Procore or comparable project management software
Ability to read and interpret architectural drawings and technical specifications
Proven experience leading client meetings and navigating permitting officials
A "builder's eye" – you anticipate challenges and solve problems before they surface
Exceptional organizational skills and composure under pressure
