Property Manager II (The Residences at Brighton Marine)
WinnCompanies is seeking a Property Manager II to join The Residences at Brighton Marine, a 102-unit affordable housing community in Brighton, MA.
Base pay range: $70,000.00/yr - $75,000.00/yr. Final salary will vary based on job responsibilities and scope, geographic location, candidate’s relevant experience, and other factors. The regular work schedule is Monday through Friday, 8:30 AM to 5:00 PM.
This role will manage, market, and maintain the apartment community to meet financial objectives of the owner and management company and ensure compliance with applicable federal, state, and local regulatory standards and requirements.
Responsibilities
Collaborate with senior management to establish appropriate rent levels.
Review rent schedules and oversee preparation and submittal of rent increases and renewals.
Maintain optimum occupancy.
Process timely and accurate move-ins, move-outs, recertifications and renewals.
Approve rental applications adhering to property standards and agency standards.
Follow company marketing policies and reporting requirements.
Ensure tenant files are organized, complete and accurate.
Ensure property software data is accurate at all times.
Ensure site compliance with applicable state and federal program regulations.
Maintain the property and grounds.
Direct maintenance team to implement maintenance programs and controls.
Report property incidents, accidents, and injuries per policy.
Resolve resident issues and conflicts timely per site guidelines.
Prepare the property's annual budget for approval by senior management.
Provide accurate financial reporting and monthly variance reporting.
Solicit bids and process Purchase Orders and Invoices per Winn Purchasing Policy.
Ensure timely collection and deposit of rents and fees per laws and Winn guidelines.
Screen, hire, and train new personnel in line with company directives.
Promote staff efficiency through ongoing trainings, instruction, and leadership.
Use the Professional Development Program to develop and engage site employees.
Conduct weekly staff meetings.
Understand, train, and embody Winn Guiding Principles.
Requirements
High school diploma or GED.
1-3 years of relevant work experience.
Minimum of 1 year of supervisory/managerial experience.
1+ years in HUD/LIHTC property (affordable housing) experience.
Knowledge of property management and landlord/tenant laws.
Experience with computer systems and applications such as Microsoft Office.
Excellent customer service; strong verbal and written communication skills.
Ability to multitask in a fast-paced office environment.
Ability to work with a diverse group of people.
Strong attention to detail.
Preferred Qualifications
Bachelor's degree.
Knowledge of LIHTC and HUD regulations.
Experience with Yardi or RealPage property management software.
Knowledge of marketing and leasing techniques.
NAHP – CPL, SHCM, CAM (MA - C3P) designations.
