Job Summary:

Will perform building maintenance regarding repairs and maintenance within the facilities. Independently perform a broad spectrum of facilities and systems maintenance functions.

Essential Job Functions:

Must have a working knowledge of the

National Electrical Code and must have, and will maintain, a current New Jersey registration and license to practice as a qualified Journeyman electrician. Assists in the maintenance and minor repairs to heating, ventilation systems, air conditioning and refrigeration systems, and equipment. Assist and receive calls in the troubleshooting, repair, and maintenance of electrical distribution systems, including electric motors, electric controls, fire alarms, and clock systems. Assists in the inspection, repair or replacement of pumps, valves and boiler systems. Must maintain appropriate service and repair records and assist in the writing of specifications for repairs and new construction Oversees and participates in electrical repairs, fixtures, and equipment, including testing circuits to locate problems, replacing switches, outlets, and ballasts, repairing and replacing motors and pumps, installing and repairing exhaust fans, relays, pressure switches, pneumatic/electrical devices, and related tasks. Oversees and participates in the preventative maintenance and monitoring of the operation of heating and air conditioning (HVAC) units, checking filters, adding boiler chemicals, trouble-shooting problems, cleaning evaporators and condenser cells, changing belts and motors, installing and repairing water pumps, lubricating bearings and monitoring the operation of air handler units. Performs pipe fitting and steam line repairs on all steam and condensate pipes. Input data into a personal computer for temperature, time of day and energy savings for the energy management system. Schedules, assigns, and performs grounds maintenance functions such as mowing grass, trimming lawns and shrubs, raking, blowing leaves, shoveling snow, spreading salt, patching holes in asphalt, repairing sidewalks and curbs, and related grounds tasks. Schedule vendor repairs to specialized mechanical equipment, such as security systems, includes installing and maintaining electronic and manual locking systems and electronic security and video surveillance systems. Work with outside contractors as assigned to ensure that work is completed according to specifications and to deal with problems occurring on the project. Assists in the drafting of project specifications for plumbing, electrical, and HVAC components of projects Perform on-call duties for after-hours emergencies, such as reviewing the nature of the emergency and either performing maintenance repair or contacting appropriate supervisor/staff to resolve the problem. Physical Requirements:

This job requires the ability to perform the essential functions contained in this description. These include, but are not limited to, the following requirements:

Walks over uneven terrain to maintain equipment and remove snow. Squatting, stooping, and kneeling to maintain and repair facilities and equipment Climbing ladders to make repairs. Climbing into trucks and onto other equipment. Lifting ability to remove and replace parts on building mechanical systems. Ability to lift boxes of supplies, equipment, and other items weighing up to 100 lbs. Ability to lift, push, and pull office furniture. Able to lift and move plumbing fixtures and other equipment involved in repair tasks. Working Conditions:

Works in confined, cramped spaces to perform maintenance repairs Works outside in varying weather conditions. Works in areas with load noise Exposure to environmental allergens such as grass, weeds, and pollens. Exposure to gases and fumes/ Contact with oil and petroleum products. Minimum Knowledge, Skills, and Abilities:

High School Diploma and/or equivalent with advanced skills training in electrical, HVAC, plumbing, and other building trades areas. Three to five years of experience in the maintenance and repair of mechanical, heating, cooling,g and ventilation systems, plumbing and other building maintenance areas. Knowledge of construction preferred. Ability to adapt to changing priorities in a fast-paced environment. Must maintain a valid Driver's License. Good written and verbal communication skills. Must be detail-oriented with good follow-up skills. Excellent organizational skills. Must be able to multitask and handle a busy workload to meet strong deadlines. Possesses strong interpersonal skills.

Preferred Knowledge, Skills, and Abilities:

6-8 years of experience in the maintenance of mechanical, heating, cooling, and ventilation systems, plumbing, and other building maintenance.
