About Promanco:

Promanco is a privately held, Marietta, Ohio, based real estate management and contracting company. Promanco manages all aspects of its owned portfolio, which consists of a mix of industrial/warehouse, commercial, residential, developmental, and agricultural properties comprising a couple million square feet of leasable space posited on a few thousand acres primarily in Washington County, Ohio, along with owned properties in Michigan, Georgia, Texas, North Carolina, and South Carolina. Promanco performs all aspects of site development, new construction, buildouts/custom builds, repairs & maintenance, and tenant management. Promanco also offers general contracting services to external customers in the Mid-Ohio Valley region.

Job Summary:

The Operations Manager is a critical leadership role responsible for overseeing and optimizing the day-to-day operations of the company's real estate portfolio and construction projects. The Operations Manager ensures the efficient and profitable management of properties, the smooth execution of development projects, and the overall alignment of operational processes with the company's strategic goals. The ideal candidate is a highly organized and strategic leader with a strong background in real estate, property management, and a proven ability to streamline workflows, manage teams, and drive performance.

Key Responsibilities:

Operational Strategy & Process Improvement:

Develop, implement, and continuously improve operational policies, procedures, and best practices to enhance efficiency, reduce costs, and standardize operations across all properties and development phases. Formulate strategic and operational objectives aligned with company goals, contributing to long-term growth and profitability. Identify and implement technology solutions and systems (e.g., property management software, project management tools) to streamline workflows and improve data management.

Property & Portfolio Management Oversight:

Oversee the day-to-day operations of the real estate portfolio, ensuring properties are well-maintained, managed efficiently, and meet high-quality standards. Supervise property management teams, providing guidance, training, and performance feedback. Manage tenant relations, ensuring prompt resolution of inquiries and concerns, and fostering high tenant satisfaction. Oversee lease management, including negotiation support, compliance, and tenant onboarding/move-out processes. Implement and evaluate comprehensive preventative maintenance programs. Manage all Operations capital equipment, fleet, tools, and supplies inventories.

Financial Management & Budgeting:

Develop, manage, and monitor operating budgets and financial plans for real estate properties and development projects. Track expenses, identify cost-saving opportunities, and implement strategies to ensure expenditures remain within prescribed budgets. Generate regular reports on property performance, financial metrics, and key performance indicators (KPIs) for senior management. Assist in forecasting and strategic financial planning for the property portfolio.

Development Project Support:

Collaborate with the development team to ensure seamless transitions from development to operational phases. Manage tenant improvement projects and building renovation projects, ensuring timely completion and adherence to budget and construction guidelines. Support new project development activity, including assisting with management contracts, initial budgets, and site planning for optimal long-term property performance.

Compliance & Risk Management:

Ensure all operations comply with local, state, and federal real estate laws, regulations, and industry standards (e.g., zoning, safety, environmental). Implement robust systems for tracking and recording all maintenance works and reporting. Maintain accurate property contact information and documentation (contracts, leases, compliance paperwork).

Vendor & Contractor Management:

Manage relationships with third-party vendors, contractors, and service providers (e.g., maintenance, janitorial, security). Negotiate contracts, monitor performance, and ensure cost-effective procurement operations.

Team Leadership & Development:

Recruit, train, supervise, and mentor operations staff, including project and property managers, maintenance teams, and administrative assistants. Foster a collaborative and high-performance work environment. Conduct performance appraisals, address complaints, and resolve problems effectively.

Reporting & Analysis:

Prepare and present comprehensive written and oral reports to senior management on managed projects and properties. Analyze market trends and developments to provide insights and strategic adjustments for business growth and tenant satisfaction.

Qualifications:

Bachelor's degree in business administration, Real Estate Management, Finance, or a related field. Master's degree is a plus. Minimum of 5-7 years of progressive experience in real estate operations or property management, with at least 3 years in a managerial role. Strong understanding of real estate laws, federal/state/local regulations, and industry trends. Exceptional financial management skills, including budgeting, financial analysis, and cost control. Proven experience in process improvement, system implementation, and project management. Excellent leadership, communication, and interpersonal skills with the ability to build and maintain strong relationships with tenants, property owners, investors, vendors, and internal teams. Proficiency in property and project management software (e.g., AppFolio, NetSuite) and Microsoft Office Suite (Excel, Word, PowerPoint). Analytical mindset with the ability to use data to drive decision-making and problem-solving. Strong organizational skills, attention to detail, and the ability to multitask and prioritize effectively in a fast-paced environment. Knowledge of local property markets and demographics is preferred. Working Conditions:

Primarily office-based with regular site visits to managed properties and development sites. Flexibility to address emergencies or urgent situations outside of regular working hours may be required.
