is seeking a regular, full time,

Commercial Maintenance Manager

located in Oakland, CA.

Commercial Maintenance Manager (CMM) Overview The CMM manages the maintenance and operations of commercial properties within a mixed-use complex. Reporting to the Associate Director of Commercial Real Estate (ADCRE), the CMM oversees onsite staff, vendors, and building systems, ensuring efficient operations, repairs, and tenant satisfaction. Key Responsibilities Supervise Staff & Vendors

Inspect work quality and conduct performance reviews. Manage vendor contracts and ensure safety policies are followed.

Maintain Facilities

Schedule and oversee routine maintenance, inspections, and repairs. Monitor and order supplies, ensuring inventory is well-stocked. Respond to tenant maintenance requests and emergencies promptly.

Repairs & Systems

Supervise or assist with repairs for HVAC, plumbing, electrical, and other systems. Establish and track preventive maintenance schedules.

Project Management

Lead tenant improvement and capital projects, ensuring they meet budgets and timelines. Coordinate vendors and secure permits when needed. Is expected to maintain a positive relationship with tenants and vendors while managing the project onsite and/or overseeing daily facility operations.

Portfolio Systems

Operate building security, communication, and work order systems (e.g., Yardi, Salesforce).

Qualifications

Education/Experience :

Varying levels of education and experience in HVAC or property maintenance (e.g., 2-10 years depending on degree).

Strong problem-solving, organization, and communication skills. Valid driver's license.

Work Environment

Physical tasks like lifting (up to 50 lbs), climbing, and outdoor work in any weather. Flexible schedule, with overtime required during emergencies or special events.

The Ideal Candidate The CMM is a hands-on leader who ensures buildings run efficiently, keeps tenants happy, and handles maintenance issues with professionalism and efficiency.

Salary Range $46- $49 hourly

Benefits and Other Information EBALDC offers excellent benefit. EBALDC pays up to 100% of employee premiums and 60% of dependent premiums for Medical, Dental, Vision, LTD and Life, EAP, Retirement, Paid Time Off, CA Paid Sick Leave, Holidays and Wellness Days off for all eligible employees.
