Position Overview: Expert Maintenance Technician III
- Dwell at McEwen Apartment Homes, a luxurious 370-unit garden-style community located within walking distance of Whole Foods and Thoroughbred Village, just a short drive from downtown Franklin, TN. Key Responsibilities: Uphold the aesthetic and functional quality of our multi-million dollar luxury community, ensuring an outstanding living experience for residents. Utilize your advanced troubleshooting and technical expertise to identify and resolve issues with HVAC, plumbing, electrical, sewer/water systems, swimming pools, and security systems. Build strong relationships with residents by promptly assisting with various general maintenance concerns, including appliances, flooring, cabinets, locks, and drywall. Support the Service Supervisor in preparing makeready schedules and thoroughly inspect all makeready units to ensure they are ready for potential tenants. Order necessary supplies and equipment from approved vendors. Contribute to maintaining a strong curb appeal for the property. Qualifications: At least 2 years of related multifamily or hotel maintenance experience. Solid knowledge and experience with HVAC systems, electrical, plumbing, appliance repair, and general carpentry skills. HVAC/EPA certification and Fair Housing training are mandatory. CPO and CAMT (Apartment Maintenance) certifications are required (can be obtained post-hire). Proficient in MS Office Suite (Word and Outlook). Willingness to receive training on makeready scheduling, Payables Nexus for ordering supplies, and Yardi for service requests (training available after hire). Exceptional customer service skills. Availability to be on call as needed. What We Offer: Substantial rent discounts: 20% standard discount, 35% for on-call team members, and 40% for those on-call after 3 years of service. Shoe stipend: Max reimbursement of $125, twice a year. Uniforms provided: New uniforms ordered twice a year. On-call bonus: Earn $100 for each week of scheduled on-call duty. Quarterly service bonus: Up to 6% of your salary based on performance, paid quarterly. Generous paid time off (PTO): Starting at 15 days per year for full-time employees.
