Work Shift: Mon-Fri 3:00PM - 11PM; and some weekends may be required.
Compensation: Public Sector Benefits, including enrollment in the NJ State Health Benefits Program and Pension System; paid holidays, paid vacation/personal/sick days
Under the supervision of the Director of Skilled Trades, undertakes a diverse range of maintenance and repair assignments encompassing painting, plumbing, electrical tasks, and other forms of maintenance. Execute repairs utilizing appropriate tools to repair the condition of apartments and other designated areas. Additionally, perform related duties as necessary.
Essential Responsibilities:
Ø Paint interior and exterior metal, wood, and masonry surfaces.
Ø Repairs plumbing issues, including stoppages and leaks in copper, PVC, and iron pipes including domestic hot water heaters.
Ø Replaces site glasses, washers, gaskets, cartridges, springs, and other components, conducting general service repairs as needed.
Ø Installs and replaces toilet, bathroom, and kitchen fixtures, such as flanges, diverters, tub drains, PVC traps, grab bars, and overflow drains.
Ø Performs minor sheet metal work involved in repairing roofs, drainboards, and rain spouts.
Ø Replaces light bulbs, fuses, wall plates, fixture cords, smoke/carbon detectors, and switches; conducts simple electrical repairs, including replacing fixtures, outlets, GFCI, combo switches, troubleshooting electrical issues, and making repairs within walls.
Ø Replaces and/or repairs doors, hanging doors, cutting out locksets, replacing, etc.
Ø Works from instructions or work orders and completes tasks with appropriate information as required.
Ø Inspects completed work and submits brief written reports; ensures completion of work orders with documented inventory of parts used.
Ø Cleans up all debris after completing work in vacant, occupied, basement, and/or common areas.
Ø Duties as assigned.
POSITION REQUIREMENTS & QUALIFICATIONS:
Education/Experience/License:
Ø High school diploma or equivalent GED.
Ø Minimum two - years of related maintenance work experience.
Ø
Possession of a low-pressure black seal boiler operator's license
issued by the New Jersey Department of Labor and Industry.
Note: Will accept trainees; however employee must obtain Black Seal License within twelve (12) months from start probationary date.
Vehicle Required:
Ø Ability to address maintenance issues at all Jersey City Housing Authority Developments.
Ø Ability to transport necessary tools and equipment to complete work assignments.
Ø The driver will be compensated for using a personal vehicle based on mileage (federal rates) that will be paid semi-annually.
Ø Insurance and valid driver's license required.
Knowledge and Abilities:
Ø Proficient understanding of standard tools, materials, methods, and practices, as well as awareness of occupational hazards and safety precautions inherent in general maintenance and repair work.
Ø Capability to comprehend, recall, and execute oral and written instructions; adhere to necessary safety protocols during tasks; procure, store, manage, and appropriately utilize required equipment, materials, and supplies; and maintain basic records.
Ø Aptitude to acquire proficiency in using various electronic and/or manual recording and information systems utilized by the agency, office, or relevant units.
Ø Proficiency in reading, writing, speaking, understanding, or communicating in English at a level sufficient to fulfill the responsibilities of this role.
