Under the leadership of the VP of Purchasing, the Estimating Manager manages the support resources to maximize construction efficiency and corporate profitability. This position controls and reduces direct construction costs, participates in new home design meetings, and assists in the recruitment and management of reliable trade partners and suppliers. This position will take ultimate responsibility for all functions within estimating.
Responsibilities
o Maintain plans, options and pricing components of estimating and purchasing databases.
o Oversees preparation of purchase orders and construction start packages.
o VPO approval and monitoring improvement process.
o Maintain a cost variance analysis and reduction program.
o Participate in correction of design problems to minimize budget variances, reduce costs and avoid repetitive mistakes.
o Maintain accurate standard specifications and scopes of work for each Trade Partner.
o Perform accurate estimates for all home series, plans, and options.
o Support the setup team by providing necessary takeoff data.
o Manage and review all VPOs related to assigned cost codes.
o Conduct field visits to verify estimate accuracy.
o Communicate estimate and product changes to sales, construction teams, and trade partners while coordinating necessary pricing adjustments.
o Investigate and resolve product or pricing discrepancies.
o Conduct cost analysis on current products, product modifications, and future product changes.
o Oversee the review and analysis of Heibar (internal lumber company) lumber bids.
o Assist in ensuring accuracy in quantity and pricing across other cost codes as needed.
o Participate in special projects and assignments as required.
Qualifications 5 years minimum in purchasing, procurement, or supply chain management, preferably in residential construction environments. Bachelor's degree in business, Supply Chain Management, Construction Management, or a related field (preferred) Experience with management of residential estimating. Knowledge of residential homebuilding materials, trade partners, and construction processes. Proficient with personal computer, Microsoft Outlook, Microsoft Excel, Microsoft Word. Ability to analyze job cost variance data and take corrective actions. Organizational aptitude to manage the pre-construction job package routing and processing. Computer aptitude and willingness to learn to process needed data and to communicate via letters, etc. Must have understanding and willingness to take direct personnel actions re: non-performing trade contractors from time to time. A willingness to handle accounts payable issues with vendors when necessary.
