MAINTENANCE DEPARTMENT

GENERAL STATEMENT OF JOB

Under general supervision, the Maintenance III position performs skilled work in general maintenance across district facilities, with primary responsibility for addressing HVAC work orders. This role is responsible for the installation, maintenance, and repair of various building systems and equipment, including HVAC, electrical, plumbing, and mechanical systems. The position requires advanced knowledge of building systems and equipment, with a particular emphasis on HVAC systems and ensuring timely response to HVAC-related issues. The Maintenance III position provides leadership in supporting the maintenance team and handling more complex tasks, ensuring that district facilities are maintained in safe and optimal working condition for students, staff, and visitors. Reports to the Coordinator of Maintenance.

SPECIFIC DUTIES AND RESPONSIBILITIES

ESSENTIAL JOB FUNCTIONS

Troubleshoots, diagnoses, and repairs HVAC and refrigeration systems, including electrical control circuits, thermostats, wiring, and controls.

Leads the installation and maintenance of HVAC equipment and related systems in district facilities.

Monitors energy management systems, ensuring the proper operation of heating, ventilation, and air conditioning equipment in accordance with safety and efficiency standards.

Calibrates electrical, pneumatic, and electronic control systems to ensure optimal performance of HVAC systems.

Diagnoses complex HVAC equipment malfunctions, determines necessary repairs, and prescribes appropriate repair procedures.

Performs maintenance and repairs on all types of heating, ventilation, air conditioning, and refrigeration systems in district facilities, including related electrical components.

Reviews and adheres to HVAC industry regulations and safety codes to ensure compliance with local and national standards.

Responsible for troubleshooting and repairing chiller systems and control components; ensures proper operation of energy-efficient systems.

Manages and maintains an adequate inventory of HVAC materials, tools, and parts, requisitioning supplies as needed.

Assists in the development and implementation of preventative maintenance programs to extend the life of HVAC equipment.

Provides leadership and training for junior HVAC staff and maintenance workers.

Responds to HVAC-related complaints, issues, and emergencies, prioritizing tasks to meet urgent needs.

Maintains comprehensive records of HVAC systems and related equipment, including repairs, parts used, and maintenance schedules.

Operates energy management system equipment and other tools, such as hand tools, meters, and testing equipment.

Cleans, lubricates, and services HVAC and ventilation systems as part of regular maintenance procedures.

Collaborates with facility supervisors, administrators, and external service providers to ensure the continuous operation of HVAC systems.

Attends workshops, seminars, and training as necessary to stay current with HVAC technology and safety procedures.

ADDITIONAL JOB FUNCTIONS

Remains on call after regular working hours for emergency response to HVAC-related issues.

Moves furniture or heavy items as necessary to complete HVAC installations or maintenance tasks.

Assists other maintenance staff and trades personnel with tasks related to building upkeep.

Performs other related duties as required.

MINIMUM TRAINING AND EXPERIENCE

Requires a high school diploma or equivalent, supplemented by vocational training in HVAC, refrigeration, electrical systems, and related fields, with a minimum of five years of hands-on experience in HVAC maintenance and repair. Alternatively, an equivalent combination of education, training, and experience that provides the required knowledge, skills, and abilities will be considered. Must maintain universal chlorofluorocarbon (CFC) certification as required by the Environmental Protection Agency (EPA). A valid South Carolina driver's license is required.

MINIMUM QUALIFICATIONS OR STANDARDS REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS

Physical Requirements:

Requires light-to-medium work, which includes prolonged periods of walking, standing, and lifting between 20 and 50 pounds on a recurring basis. The role also requires considerable skill and hand-eye coordination for precise tasks, such as troubleshooting, wiring, and calibration.

Requires the ability to evaluate and judge the functional characteristics of HVAC systems, components, and performance data to ensure systems are operating within acceptable parameters.

Interpersonal Communication:

Requires the ability to convey or exchange technical information clearly and effectively to supervisors, coworkers, and external vendors, including written and verbal instructions.

Requires the ability to read technical manuals, schematics, blueprints, and regulatory documents. Ability to prepare reports and maintain accurate records of HVAC systems, repairs, and maintenance.

Requires the ability to effectively communicate HVAC-related technical information, both verbally and in writing, to team members, supervisors, and others as needed.

Manual Dexterity:

Requires the ability to operate HVAC maintenance tools, hand tools, and testing devices effectively and safely.

Motor Coordination:

Requires the ability to coordinate hand and eye movements in operating HVAC equipment and tools.

Color Discrimination:

Requires the ability to distinguish between different wiring colors, gauges, and other equipment components necessary for the maintenance of HVAC systems.
