River Dunes Marina & Harbor Club is looking to fill Maintenance roles. River Dunes Marina & Harbor Club boasts 14 miles of pristine waterfront, award-winning coastal architecture and a top-rated marina, situated in an unparalleled location on the Pamlico Sound, Intracoastal Waterway and the mouth of the Neuse River.

This role is responsible for maintaining including preventative maintenance for our homes, buildings, equipment, grounds and community. Our maintenance team is also responsible for helping to maintain the cleanliness and safety of our grounds, including trash removal, window washing, etc.

Essential Functions and Responsibilities

Perform assignments as directed by the Facilities Manager, such as light carpentry, plumbing, grounds maintenance, electrical, painting, pool, and spa maintenance, etc. Perform preventative maintenance on all equipment including bikes, gym equipment, commercial kitchen equipment, etc. Provide mechanical knowledge and aptitude for troubleshooting and repairing equipment. Respond to ad hoc repairs requiring carpentry, electrical, plumbing, carpeting, painting, and furniture repair/refinishing. Able to work independently and seek out issues and repairs with minimum supervision. Complete daily work orders and maintenance log. Assist with daily pool chemistry and learn NC code regarding pool/spa operations. Possess the ability to safely measure and apply chemicals such as acid, bromine, chlorine, etc. Maintain an appropriate variety and quantity of maintenance tools and supplies such as light bulbs, basic plumbing materials, hand tools, pressure washers, Assist with waste removal from all waste cans on the property; cleaning and maintenance of BBQ grills, and tables; cleaning, drying, and realigning all outdoor furniture in the common areas. Complete weekly, monthly and semi-annual projects. Report any safety hazards to the Facilities Manager. Education, Experience, and Knowledge

Minimum one year of job-related experience in general maintenance or property services. Working knowledge of light carpentry, plumbing, grounds maintenance, electrical, painting, pool, and spa maintenance, etc. Ability to operate radio or telephone equipment and/or console monitors and computers. A working knowledge of property management software systems in a computer-based environment is a plus. A current/valid driver's license is required and the ability to maintain a good driving record. Working knowledge in OSHA compliance; general knowledge of occupational hazards and necessary safety precautions. Physical Requirements and Environmental Conditions

The noise level in the work environment is usually moderate. Ability to lift up to 50 lbs. occasionally. Ability to safely use a ladder and comfortable with heights up to 20 feet. Ability to stand for extended periods. The person having this position may have to sit for one (1) hour, stand and/or walk, push, kneel, bend, balance, squat, reach and stretch for eight (8) hours per day. Ability to work any shift required, including weekends and holidays. Working outdoors in hot, cold, windy, and wet environments. You must be adaptable to the elements.
