Job Summary: Responsible for implementing asset management and reliability programs to improve equipment performance, reduce downtime, and support capital planning. This role integrates data from maintenance systems, BAS, and diagnostic tools to optimize lifecycle decisions and drive continuous improvement across facilities.

Key Responsibilities:

Asset Management & Reliability: Support execution of site-level asset and reliability programs Use BAS and maintenance data to support repair vs. replacement decisions Conduct audits focused on safety, compliance, maintenance effectiveness, and energy savings Coordinate with internal teams and vendors for reliability improvements Rank asset criticality and optimize PM programs using reliability-based methods

Condition-Based Maintenance (CBM): Implement and support predictive maintenance technologies (vibration, thermal imaging, ultrasound, etc.) Perform root cause failure analysis and develop corrective action plans Monitor and assess equipment conditions, focusing on pumps, motors, gearboxes, and conveyors

Workflow & Data Management: Maintain accurate equipment records and BOMs in CMMS Track and report key reliability metrics (MTBF, planned/unplanned work, cost trends) Collaborate with maintenance teams to drive improvements and defect elimination

Capital Planning & Asset Renewal: Conduct facility condition assessments to evaluate remaining useful life Document and prioritize findings to support capital budgeting and lifecycle planning Support commissioning and turnover of new or upgraded assets

Required -BS in an Engineering discipline, mechanical or electrical . -10 years" plus experience implementing RCM, CbM/PdM methods, operating building automation and energy management systems, and thorough understanding of asset management, data analytics, and capital planning approaches. -Experience in critical environments (data centers, laboratories, manufacturing environments, etc.) -Extensive knowledge of mechanical, electrical, plumbing and fire suppression systems. -Extensive knowledge of commercial, critical, manufacturing, labs, or distribution facility types required. -Experience with CMMS, reliability tools, and predictive maintenance technologies -Ability to analyze data and apply engineering judgment to maintenance strategies -Familiarity with RCFA, FMEA, CBM, and RCM approaches
