Plant Operations Director

An exempt position that will be responsible for maintaining and managing the overall cleaning, maintenance and repair of the interior, exterior, and surrounding grounds of Casey’s Pond in accordance with federal, state and local standards, regulations, codes and company policies. Manages the maintenance and upkeep of the buildings, resident units, common areas, and grounds.

Supervision Received:

Reports to the Executive Director.

Supervision Exercised:

Directly supervise the maintenance, transportation and housekeeping staff.

Essential Functions:

Supervises maintenance technicians, housekeeping and laundry staff including hiring, training, coaching, scheduling, performance documentation, and other associated management duties Creates and implements preventative maintenance programs. Coordinates compliance with local, state and federal building and health codes, MSDS, OSHA, EPA, CDPHE regulations, and fire codes. Coordinates engineering contractors and vendors, ensuring applicable licenses and insurance is current. Conducts regular inspections of life safety systems, including fire extinguishers and sprinkler systems. Coordinates annual apartment maintenance schedule and completion. Oversees necessary repairs and maintenance in apartments and common areas including refurbishment and upgrades for move-ins. Works with billing office to coordinate ancillary resident charges associated with housekeeping and maintenance requests. Establishes annual capital replacement budget and program that includes data input for tracking all assets and newly acquired assets Ensures the outside of the property is maintained, including landscaping, snow removal, and garbage/trash removal. Prepares and follows approved budget. Tracks utility consumption and expense files. Maintains inventory control for all general supplies, parts and equipment for necessary repairs and maintenance. Maintains all required engineering files. Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem. Works within the legal scope of local and state codes. Reviews material safety data sheets (MSDS) as requested for potential exposure to hazardous chemicals used and take necessary precautions. Responds appropriately to resident or community emergencies by assisting as needed. Maintains office, shops and mechanical areas within company standards. May work weekend, evening or night to ensure Community needs are met, including shift coverage. Completes or assists with special projects as requested.

Education:

High School Diploma or equivalent required. Associate’s degree or equivalent from a two-year college or technical school.

Experience

Three to five years of related experience required. Previous management experience and/or training.

Requirements:

If car is used, must provide proof of adequate insurance coverage totaling at least $100,000 and valid Colorado driver’s license. The employee must regularly lift and /or move up to 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision and peripheral vision. TB Screening upon hire. While performing the duties of this Job, the employee is regularly required to stand; walk; sit; reach with hands and arms; climb or balance and stoop, kneel, crouch, or crawl. The employee is occasionally required to smell as a tool for diagnosis.

Skills, Knowledge & Abilities:

Skill in exercising independent judgment. Skill managing contracts with contractors and subcontractors. Skill in establishing and maintaining working relationships with coworkers and vendors. Ability to communicate clearly and effectively. Ability to promote a positive team attitude. Ability to competently use Microsoft Office including Word and Excel. Knowledge of or ability to find federal, state, and local building standards, codes, and requirements of regulatory agencies. Knowledge of or ability to find safety practices and hazardous conditions to provide a safe work environment.

Working Conditions:

Position is in a well-lighted, accessible office environment, and involves walking, standing, sitting, bending stooping, twisting, turning, reaching overhead, pushing, pulling, and balancing. This position has been classified as Resident-Facing, a position in which the incumbent could reasonably be expected to routinely interact with resident and/or resident family members. Employees in Resident-Facing positions are exposed to healthcare conditions that may require additional training, immunizations, and use of Personal Protective Equipment (PPE). Regularly exposed to outdoor weather conditions, exposed to work near moving mechanical parts and toxic or caustic chemicals. Occasionally exposed to wet or humid conditions (non-weather); work in high, precarious places; extreme cold (non-weather); extreme heat (non-weather); risk of electrical shock and vibration. The noise level in the work environment is usually moderate. This position may also include exposure to various hazards including: drugs, chemicals, infectious/biological materials, falls, burns, odors, and cuts from equipment.

Compensation:

$72,000 - $98,000 depending upon experience
