Gilbane Development Company is seeking an experienced Vice President of Development to serve as the local development partner for Gilbane in Denver, CO. The VP is responsible for establishing new business relationships and opportunities, focusing on market rate multifamily transactions. The role involves creating and executing a marketing and sales plan to identify and secure development opportunities within the targeted region. The candidate must reside permanently in the market. Responsibilities Identify real estate development opportunities and negotiate letters of intent and purchase and sale agreements. Develop contacts and stay informed about potential projects. Evaluate the market and financial feasibility of proposed projects. Prepare deliverables and presentations for internal approvals. Participate in project transactions, collaborating with finance, managing consultants, overseeing contractor selection, and project disposition. Assist in obtaining entitlements, permits, and community approvals, including attending zoning and city council meetings. Monitor project design phases from concept to construction documentation. Support capital market activities by engaging with equity and debt partners and conducting market tours. Attend monthly construction meetings, reviewing change orders and draw requests. Support leasing efforts during lease-up. Generate business volume within set timeframes, maintain client relationships, and keep management informed of market conditions. Travel regionally and occasionally outside the region. Maintain memberships and participate in relevant organizations and events. Qualifications BS or MS in Real Estate, Business, Finance, Marketing, Civil Engineering, Architecture, or related field, or 10+ years of relevant experience. At least 8 years of progressively responsible experience in real estate development and transaction structuring. Proven ability to complete or lead multifamily development transactions. Extensive network among regional real estate professionals. Excellent verbal and written communication skills. Salary is determined based on education, experience, and skills, ranging from $175,000 to $250,000 plus benefits and a retirement plan for Denver, CO.
