Position Overview
We are currently seeking a Repairs (Reconstruction) Project Director in Santa Barbara, California at QwikResponse, a division of Kustom US. The Reconstruction Project Director is tasked with leading reconstruction projects from inception to successful completion. The role includes comprehensive oversight of project budgeting, scheduling, and execution, supported by a Project Accountant, Project Managers, internal trades, and in collaboration with estimators and subcontractors.
Key Responsibilities
Initial Assessment & Communication: Receive and review job assignments to determine project requirements. Schedule and conduct initial job walks with stakeholders. Serve as the primary point of contact for customers, ensuring clear communication. Identify and document supplemental needs during initial assessments. Planning & Execution: Perform material takeoffs, initiate engineering and drafting tasks, and secure necessary permits. Develop and manage detailed project schedules to ensure timely completion. Provide regular progress updates to customers. Identify and engage subcontractors, drafting agreements as needed. Monitor project progress, ensuring real-time updates are uploaded. Execute change orders and supplements, documenting all modifications. Financial Management: Create and manage project budgets using DASH. Track job costs, ensuring alignment with budget and profitability goals. Manage the collection of financial transactions, ensuring accurate records. Approve or reject subcontractor invoices based on project needs and budgets. Quality Assurance & Completion: Conduct site visits to ensure quality control and adherence to project specifications. Create and finalize a punch list to address any outstanding tasks. Obtain a Certificate of Satisfaction from clients upon project completion. Audit completed jobs and finalize billing processes.
Qualifications
Proven experience in project management within construction/restoration. Strong leadership and interpersonal skills. Proficiency in DASH, Xactimate and Excel a plus
