Job Summary This is a Union Operating Engineer (Mobile) position with a portfolio of sites in the Los Angeles and Ventura Counties. The Operating Engineer (Mobile) will have a strong focus on operating, maintaining, troubleshooting, and repairing facility equipment on all systems. This role has wide ranging responsibilities, including low/medium voltage power, HVAC system and controls, mechanical system troubleshooting, preventive maintenance, emergency response, general maintenance, carpentry, plumbing system, and vendor management. Individuals are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others in order to successfully complete daily/weekly work assignments. Job Responsibilities: Tenant Services: Responds to temperature complaints. Light and ballast replacement Resetting breakers, Moving furniture, Hanging pictures, Bringing in deliveries, Removing packing materials, etc. Tamper valve inspection, Elevator inspection, Asbestos inspection, Generator (life/safety) load test, cleaning induction units after-hours due to noise, PM kitchen equipment, Restroom repairs, Ceiling tile replacement Operates mechanical equipment (i.e. chillers, pumps, cooling towers, EMS computer, fire alarm system, etc.) Miscellaneous (i.e. painting, repairs doors and locks, UPS tours, etc.) Determining the exact nature and scope of tenant requests by personally contacting the tenant Assembling all tools, supplies, and instruments necessary to complete the work Performing the work with a minimum of disruption Conducting immediate cleanup of work area Completing the tenant service request form describing the work done, materials used, and start/finish time Returning tools to workshop an unused supplies to the store room Reporting any impending supply or materials shortages to the Lead Engineer Participation in JCAP (OCP or ESCP) Preventive Maintenance: Completing the preventive maintenance task sheet Returning tools to workshop and unused supplies to the store room Reporting any impending supply or materials shortages to the Lead Engineer Equipment Monitoring: Record equipment readings, setting, and status changes and noteworthy operational occurrences in appropriate logbooks. Representative duties include: Verifying proper start-up of HVAC equipment Checking operation of the fire pump, hot water heater, fountain, elevators, etc. Taking temperature readings on return/supply air and chilled water lines Testing cooling tower water Taking static pressure readings across filter banks Operation of Fire Alarm and Suppression Systems General Maintenance: Painting and sweeping of mechanical and equipment rooms Maintaining lighting in mechanical rooms, equipment rooms, elevators, and service and public areas Removing snow from sidewalks and loading dock areas Maintaining order in tool room and workshop Recording electrical and water meter readings HVAC Duties: Make adjustments to operating HVAC equipment Respond to life safety issues Maintain pneumatic control systems throughout building including repairs and recalibration Assist Lead Engineer in startup and shut down of equipment as required (if applicable) Assist outside contractors in major overhauls and annual inspections of mechanical equipment Responsible for general cleanup of mechanical spaces when time permits Troubleshoot and operate direct digital control systems in the building to operate HVAC equipment while ensuring tenant comfort Repair HVAC equipment when required and perform preventive maintenance duties on equipment Flexibility in assuming responsibilities, which fall outside the above referenced items. Ensuring Exceptional Service Safety Adhere to JLL and Carriers safety standards. Be able to write and follow Job Hazard Assessments Record good catches and near misses within our CMO safety system Record readings and make adjustments where necessary to ensure proper operation of equipment Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace Perform periodic checks of tool and instrument inventory Monitor the quality and pricing of maintenance work performed by outside contractors Work safely and follow all established plant safety policies and procedures Communicate appropriately with all site management employees Qualifications: Member of the Local 501 Engineering Union. High School diploma or GED equivalent, with two years of trades schooling in electrical system design, refrigeration, and HVAC. Certification as a Universal Technician for CFC's (if applicable) Working knowledge of computer applications including Word and Excel Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required Possess and maintain a valid state driver's license. Physical Work Abilities and Requirements: This position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including: Lifting a maximum of 50 lbs. Using ladders up to 30 ft and working from heights. Climbing a ladder with a 300-lb weight limit while carrying a tool bag weighing approximately 20 lbs. Preferred Qualifications: 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry Trade school education, union training, military service or college is desirable Universal CFC EPA certification or interest in achieving within first year (with JLL assistance) Experience using Microsoft Office (Word, Outlook, Excel, Teams) Strong customer service skills Estimated total compensation for this position: 92,268.00
