Provide a full range of full-time, on-site Quality Assurance services for the Santa Rosa Ranch School Project. The purpose of this service is for this role to provide various functions as described below including but not limited to coordinating, reading plans and specifications, monitoring, documenting, and reporting on construction contractor quality control activities relating to construction safety, progress, and testing. The ultimate objective is to ensure the construction contractor has fulfilled the obligations pertaining to the quality and quantity of specifications detailed in their contract. This is an ON-SITE role in Sells, Arizona, working on the Santa Rosa Ranch School Project. Candidates must have experience in the construction management of projects that are valued at 150 million dollars or more. Accommodation Requests

Coordinate Requests from Construction Contractor. Coordinate field activities. Attend Meetings and Conferences. Preconstruction Conference. Safety Meetings. Contractor Quality Control (CQC) Meetings. Develop Quality Assurance Plans. Prepare Construction Representative's Reports (CRRs). On-site Monitoring of construction work for project CQC compliance with contract documents. Prepare Contract Cure Notice (CCN). Report instances of non-compliance with safety requirements. Monitor compliance with environmental protection requirements. Monitor, measurements, assurance surveying. Monitor materials testing. On-site witness testing of waste, gas, water, electrical, heating, ventilation, air conditioning, fire protection, elevator, boiler, and energy monitoring control systems. On-site Review Daily Contractor Quality Control (CQC) and Contractor Production Reports (CPRs). On-site Monitor the updating of Submittal Status Logs. Notify CO or COR of Possible Labor Standards Violations Non-compliance. Maintain Working Files. Technical Review of Submittals. Maintain Accessibility. Schedule pre-final and final inspections. Assist conducting on-site pre-final inspections. Recommending Payment of Construction Invoices. Monthly Exposure Report. Construction Photographic Services. Progress Photographs. Completion Photographs. Special On-site Construction Operations Photographs. Photographs are Property of Government. Record Drawing Services General Requirements. Red-line Drawings. As-built Drawings. Monitor As-built Preparation On-site. Verify As-built Drawings on-site. Qualifications and Experience

Required Background, Experience, and Technical Skills: Seven or more years in the construction industry serving in a Quality Assurance/Control, Project Management, or Technical Consultation/Services role Proficiency in Microsoft Office suite, including Word, Excel, Outlook, Projects and Teams Proficiency in Adobe and/or Bluebeam Studio Advanced user in various project management programs such as Microsoft Project Possess expert knowledge of construction standards and best practices Experience working with diverse project types Ability to monitor, supervise, direct, and provide feedback to construction contractors Possess a communication skill set, both verbally and written, that is engaging, accepting, and professional Initiate and enjoy independent problem solving and working in the gray areas in a thriving fast-paced environment Preferred Education and Degree: Associate's or bachelor's degree in Construction Management or a field where similar knowledge and skills are acquired. LEED AP or LEED GA is highly desired. Working Environment

This role provides full-time onsite construction quality assurance services for building construction. The environment depends on the weather conditions outside and will fluctuate depending on the time of year and weather patterns in the Southwest United States. An individual taking this role should assume they will work outside in various weather conditions on a construction site for more than 80 percent of the working day. Physical Demands

Sitting/Standing: This is not a sedentary role. This role requires the ability to be on your feet moving around a construction site for most of the day, interacting with contractors, contractor representatives, and inspecting the construction work being performed. Walking: This role requires the ability to move about outside in various geographic and building terrains to access a construction site to provide quality assurance services. Stooping/Kneeling/Crouching/Crawling: This role requires stooping, kneeling, crouching, crawling, and ladder climbing to inspect all aspects of building construction to foundations, crawlspaces, and roofs. Using Hands/Fingers: This role constantly operates technological office equipment such as laptop, mouse, keyboard, computer monitors, telephones, and scanners, copiers, and fax machines. Talking/Hearing: This role requires constant communication with others in the organization to exchange information, review information, and make decisions about information. Seeing: This role requires the ability to see, view, and distinguish all aspects of construction to ensure quality control. Carrying/Lifting: This role requires the ability to lift up to 30lbs to transport technological office equipment, safety equipment, and other needed construction items to and from various workspaces.
