Job Title
The objective of this position is to direct and coordinate, through Plant Facility Maintenance personnel, activities concerned with construction, installation and maintenance of equipment in the facility. Establish standards and policies for and oversee environmental practices. Develop operating procedures, in accordance with engineering principals and safety regulations, the testing, inspection and maintenance of equipment and oversees directly, or through subordinates, maintenance of plant buildings. Prepare bid sheets and negotiate contracts for maintenance, construction and facilitates acquisition. Test newly installed equipment to ensure fulfillment of the contract specifications. Establish cost avoidance and savings programs and maintain an operating budget for the repair and maintenance of the facility and plant property. Promotes safety in the workplace, follows all safety rules, and recognizes and corrects unsafe work conditions. Essential Functions/Key Deliverables Promote safety by following company and site safety policies and procedures, responding to safety non-conformance by coaching to correct behaviors and encouraging and support employees by attending employee safety meetings and recognition of safe behavior. Direct and coordinate the activities of Plant Facility Maintenance personnel engaged in keeping the building and grounds in a clean and orderly condition and in the maintenance and repair of plant utility systems and physical structure of the building. Coordinate engineering-initiated projects, which involve maintenance personnel in the design, construction or implementation of cost saving ideas or building improvements. Establish and administer an operational budget for the repair and maintenance of the plant facility to include all plant auxiliary equipment, utilities and salaries for plant maintenance personnel. Develop and administer preventative maintenance procedures and programs for the Building equipment. Reviews invoices, assigns cost centers and approves invoices for payment through the Workflow System. Administers various programs concerning Environmental Compliance with Federal, State, and local laws. Participate in company established safety programs and direct Plant Facility Maintenance personnel in the implementation of these safety programs. Supervise and all emergency operations at the facility. Conduct Fire and Insurance inspections of the facility. Coordinate with City of Muncie and state officials on any/all matters concerning the facility Be "on call" 24 hours a day, 7 days a week to react to all plant emergencies. Negotiate contracts beneficial to the company for contract provider services to include lawn care, snow removal, janitorial, building security and major repair and preventative maintenance of building and environmental equipment. Reviews and administers payroll functions for hourly and non-exempt employees under Plant Operations. Create a safe work environment through implementation and commitment to the Safety & Health - Vision, Values and Mission and the Safety Principles of Conduct Other duties as assigned. Knowledge/Skills/Experience Two-year certificate from college or technical school. Two (2) to five (5) years related experience and/or training. Equivalent combination of education and experience. Excellent interpersonal skills. Strong written and oral communication skills. On Call 24/7 Ability to handle problems involving several concrete variables in standardized situations. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence and effectively present information in one-on-one and small group situations to other employees of the organization.
