PROJECT MANAGER POSITION PROFILE
The Project Manager is responsible for coordinating, supervising, and overseeing the construction of various high-end residential home remodeling projects within a 30-mile radius of Elm Grove. This role includes managing the involvement of suppliers, trade contractors, and clients to ensure all aspects of construction are completed efficiently and effectively. Acting as the liaison between the sales/design department and field staff, the Project Manager must possess strong organizational, communication, and computer skills, along with extensive knowledge of construction methods and techniques. A thorough understanding of trades relevant to residential construction is essential. This position is expected to deliver projects that are on-time, on-budget, of high quality, and that exceed client expectations. The final goal is to create a client for life.
REPORTING RELATIONSHIP
Reports to the Production Manager.
DUTIES AND RESPONSIBILITIES
Develop and adjust cost-effective plans and schedules for project completion, ensuring logical use of resources.
Coordinate the work of trade contractors across various phases of the project.
Oversee the performance of all trade contractors and ensure compliance with architectural and engineering specifications.
Prepare estimates for change orders.
Ensure all project materials are ordered in a timely manner.
Respond promptly to emergency calls and client communications, within 24 business hours.
Track and control the construction schedule; provide regular updates to clients and staff.
Conduct mandatory weekly client meetings.
Track job progress and all updates in BuilderTrend and create daily logs
Communicate any necessary plan modifications to the Designer/Sales team.
Manage on-staff rough/finish carpenters and subcontractor crews to ensure work meets quality standards.
Notify the Production Manager and Sales Consultant of any significant project, schedule, or budget issues.
Visit job sites several times a week to ensure work complies with plans and specifications; meet personally with homeowners to complete Weekly Meeting documentation.
Ensure compliance with OSHA, company safety, and lead-safe practices.
Client/Owner Relations
Conduct a Pre-Construction Conference (1-2 weeks before project start) to review processes, schedules, and set expectations.
Record accurate meeting notes and distribute them weekly, highlighting action items.
Keep clients fully informed and manage expectations throughout the project.
Conduct a punch list review one week before the scheduled completion date; ensure prompt and accurate resolution of all items.
Provide maintenance and care information, along with product demonstrations, at the final Quality Completion meeting.
REQUIREMENTS AND QUALIFICATIONS
Minimum of seven years' experience in supervising and constructing remodeling projects of increasing complexity.
Proven ability in estimating, scheduling, budgeting/cost control, field supervision, and client relations.
Capable of working under pressure and coordinating multiple teams for efficiency.
Excellent oral and written communication skills with the ability to interact professionally with coworkers, trade partners, suppliers, clients, and inspectors.
Proficiency in PC-based scheduling and software applications. Experience with BuilderTrend is preferred.
Valid driver's license and clean driving record.
