SENIOR PROPERTY MANAGER

BH Properties is a privately held commercial real estate investment firm focused on value-add acquisitions in office, industrial, retail, and multi-family properties throughout the Western United States, along with investments in distressed debt and ground leases. The Company is vertically integrated, with offices in Los Angeles, San Francisco, Seattle, Riverside, Phoenix, Dallas, and Houston, and can acquire and close transactions quickly and creatively. Today, the Company owns and operates approximately 10M square feet across 18 states. POSITION
The Senior Property Manager will report to the Senior Asset Manager. LOCATION
San Francisco, CA RESPONSIBILITIES
Conduct periodic property visits and inspections to ensure properties are well-maintained and building systems are functional. Establish and maintain positive relationships with tenants, addressing concerns and ensuring lease compliance. Maintain positive vendor relationships. Troubleshoot issues, identify areas for improvement, and recommend solutions. Oversee projects as directed by management. Assist leasing team and broker during lease negotiations regarding tenant improvements and related costs. Bid, negotiate, and recommend approval for projects such as tenant improvements, repairs, and renovations. Ensure a competitive bidding process and review project scope and costs thoroughly. Oversee construction of approved projects, ensuring timely completion within scope and budget. Review and approve operating expenses per company policies. Assist in determining CAM expenses and reviewing CAM reconciliations. Prepare annual budgets and monitor expenses to meet targets. Submit reports timely and participate in property status meetings with detailed information. QUALIFICATIONS
Bachelor’s Degree 5-7 years of broad-based commercial property management experience. Strong communication skills with internal and external stakeholders. Understanding of contracts, leases, and leasing objectives. Customer service and tenant relations skills. Ability to initiate bid requests and manage vendors and contractors. Professional demeanor in all communications. Effective time management and prioritization skills. Initiative and ability to work independently. Strong work ethic and adaptability to a fast-paced environment. Team player, able to collaborate with management, tenants, contractors, and accounting. Proficiency in MS Office; experience with Yardi is a plus. COMPENSATION
