About the Role The role as an estimator at Kennedy Richter Construction is to be the lead point of responsibility and accountability during the pre-construction phase of a project to uphold Kennedy Richter Construction’s values (Creativity/Communication/Quality), standard of daily performance, and procedures from inception to turnover to the project operations team. This position is an essential bridge from the business development team to the construction operations team. Specific responsibilities will depend on the project delivery method, or the pre-construction services rendered.

Key Responsibilities

Document Control Maintain all project documents in an organized manner. Coordinate distribution of project/bid documents to all trade partners and vendors. Save all documents per company standards. Save and archive all estimate spreadsheets, vendor, and subcontractor quotation.

Preliminary Access and Logistic Planning Coordinate with the operations team on access and site logistics for each project. Share access and logistics plan with trade partners and vendors.

Preliminary Scheduling Coordinate with operations on preliminary schedule for pricing. Share preliminary schedule with trade partners and vendors.

Site Visits and Data Gathering Attending all pre bid meetings and pre-project site visits as applicable. Document conditions of site visit by notes and photo documentation. Determine scope of work with engineering, deficiency reports and destructive testing team.

Cost Estimation Analyze all project documents to develop understanding of each project. Determine KRC Self Perform Scopes of work. Determine which scope will require sub trade partners. Perform granular quantity take offs. Complete details and complete estimates for each project. Coordinate and confirm with operations productivity for self-perform scopes of work. Presenting project at project turnover meeting. Track accurate time spent on estimating task for each specific project. Provide Rough Order of Magnitude (ROM)/Conceptual Estimate for Litigation project. Review all project estimates with operations and director of preconstruction.

Subcontractor Relationships Maintain relationships with all subcontractors and vendors. Aide in building complete database of approved trade partners.

Continuing Education Research materials and products specified for each project and save product data sheets within project folder.

Relationship Building & Collaboration Be the main point of contact during preconstruction. The liaison between business development, operations, design consultants, and the client. Prepare presentation materials for post bid interviews with clients and consultants. Present project estimate to clients and consultants.
