Macdonald & Company is pleased to be partnered with a well-established, mission-driven real estate investment and development firm focused exclusively on affordable housing/LIHTC.

We are seeking an experienced Asset Manager to oversee a portfolio of affordable housing/LIHTC communities, with an emphasis on maximizing financial performance, ensuring regulatory compliance, and driving long-term value. This role is ideal for someone who understands the complexities of LIHTC assets and wants to make a meaningful impact in the affordable housing space.


Key Responsibilities

  • Develop and execute annual business plans for each property, including budgets and capital strategies
  • Track and analyze asset performance using KPIs, cash flow projections, and variance reporting
  • Conduct regular site visits, lead capital planning, and coordinate with property management
  • Oversee compliance with lender, investor, and regulatory requirements, including LIHTC programs
  • Review audits, tax filings, and manage responses to audit inquiries and appeals
  • Monitor risk exposure and manage insurance-related issues across the portfolio
  • Support financial modeling for refinancing, recapitalization, and potential dispositions
  • Assist with due diligence and underwriting for acquisitions and strategic initiatives


Qualifications

  • 5+ years of experience in LIHTC/affordable housing asset management, with deep knowledge of LIHTC regulations and compliance
  • Background in property operations, financial reporting, and portfolio oversight
  • Strong analytical skills and proficiency in Excel; experience with Yardi or MRI preferred
  • Bachelor’s degree required; CHAM certification or related credential a plus
