Salary: $225K-$350K (based on experience)


SUMMARY

Kelly Engineering is seeking a qualified General Superintendent to join our client’s team in Cedar Rapids, Iowa. This opportunity is with a leading national enterprise renowned for its building, innovation, and investment capabilities. As an end-to-end business, they deliver value across the entire project lifecycle by integrating core construction management services with diverse vertical service lines. These include real estate capital investment, design, self-perform construction solutions, technology start-up investments, and forward-thinking research and development initiatives. Our client is known for managing some of the most complex and ambitious projects nationwide, serving major sectors like healthcare, life sciences, education, gaming, transportation/aviation, government, mission-critical, and commercial sectors. In this capacity, you will lead field operations and manage the execution of assigned projects.


RESPONSIBILITIES

  • Oversee the progress of projects, ensuring they align with schedules, quality expectations, and internal Standard Operating Procedures.
  • Collaborate with architects and clients through the project lifecycle, fostering strong relationships that enhance client satisfaction.
  • Recruit and mentor skilled talent through training, ensuring appropriate talent alignment with project needs, including roles like Superintendents, Assistant Superintendents, Field Engineers, Career Start Project Engineers, and Co-ops.
  • Offer leadership and assistance to field personnel regarding materials, construction sequencing, scheduling, personnel, and methodologies.
  • Act as a champion for Field Operations.
  • Contribute actively to business development efforts by supporting the related department.
  • Pre-construction/Estimating:
  • Engage in sales presentations and pre-construction services.
  • Review constructability and formulate construction plans.
  • Develop baseline schedules by suggesting logic and durations for key activities to schedulers.
  • Ensure baseline schedules meet project delivery requirements.
  • Develop site access, staging, and sequencing plans and conduct technical evaluations.
  • Offer input on budgeting and determine field staff requirements.
  • Attend project turnover meetings.
  • Provide project team insights on scope reviews and Exhibit “B”s.
  • Construction:
  • Implement all relevant policies and procedures, including field staff assignments and performance evaluations.
  • Conduct weekly site visits to assess safety conditions and general presentation.
  • Ensure field staff meet established performance standards.
  • Guide the creation and monitoring of baseline schedules for compliance.
  • Lead the monthly update and narrative process.
  • Confirm that workmanship and materials match plans and specifications.
  • Review project schedules during weekly visits, identifying potential challenges.
  • Provide innovation in addressing challenges to complete projects on schedule and within budget, when feasible.
  • Oversee the completion of punch lists.
  • Participate in warranty walkthroughs, ensuring all matters are resolved promptly and records are kept.
  • Client Relationships and Meeting Management:
  • Attend meetings to oversee and manage projects.
  • Participate in meetings with the owner and project teams at least twice monthly.
  • Maintain continuous client engagement to gauge their perceptions.
  • Relay pertinent information to project teams.
  • Foster strong working relationships within the team.
  • Training:
  • Organize field and safety-specific training.
  • Ensure staff receive training aligned with company standards.
  • Engage in the creation and delivery of company-focused training.


REQUIREMENTS

  • Bachelor's degree in Engineering or Construction Management and relevant experience relative to project size and scope.
  • At least 15 years of experience in general contracting.
  • Each project’s attributes regarding size, complexity, and sector dictate the specific years of experience and relevant industry knowledge needed for success, beyond generic construction experience.
  • Necessary local licenses.
  • Ability to multitask constantly and prioritize business needs, organizational issues, and maintaining client relationships.
  • Business acumen to negotiate crucial budget and construction process balances.
  • Excellent organizational skills for managing diverse construction details.
  • Sound judgment for escalating issues within the chain of command.
  • Strong sense of urgency, initiative, and ability to promptly grasp complex issues.
  • Exceptional problem-solving abilities and the capacity to take decisive, confident actions.
  • Excellent communication and diplomatic skills for effective interaction with senior management and resolving conflicts fairly but firmly.
